Responsibilities Are you an experienced leader passionate about maintaining excellence in building operations and enhancing the resident experience? As the Director of Facilities, you will oversee the facilities management and maintenance operations for a portfolio of residential properties, supporting Regional Managers and Regional Vice Presidents under the guidance of the Senior Vice President and Vice President of Facilities. You will play a critical role in leading a facilities team on a large portfolio of affordable properties ensuring compliance with company policies and Equal Employment Opportunity, Fair Housing, and Human Rights statutes. You will spearhead initiatives to enhance operational efficiency, uphold safety and environmental standards, and support a high-performing team dedicated to delivering exceptional service. Deliver leadership, mentoring, and direction to a team of Facility Managers and the Assistant Director of Facilities to enhance the skills of maintenance site staff, employee engagement, and accountability. Provide direction and guidance on all aspects of maintenance operations across a portfolio of properties including preventive maintenance, vendor management, annual unit inspections, environmental health and safety, curb appeal, work order management, and unit turns. Conduct site visits and coordinate with local teams to identify maintenance needs, safety hazards, and opportunities for improvement. Support Regional Managers and Regional Vice Presidents on annual budgeting, Capital Expenditure execution, efficiency in the site maintenance operation, and overall maintenance talent retention and acquisition. Oversee regional facilities team on preparation and coordination for HUD-REAC and other inspections, ensuring portfolio-wide compliance and readiness. Contribute as a subject matter expert to the development and execution of comprehensive training program to ensure team members are proficient in their roles and responsibilities. Provide guidance and on-site support during emergencies or natural disasters including mitigation to restoration activities. Develop strategies to improve the maintenance operation, promote a safety culture and overall support to the site staff teams. Collaborate with the Related Affordable construction management team to support property renovation efforts and provided ongoing feedback on renovation scope and specifications. Manage regional facility management team to coordinate rehabilitation efforts and successful handoff from construction management. Anticipated salary range: $130,000 – $140,000 USD per year This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off. Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position. Qualifications POSITION REQUIREMENTS / QUALIFICATIONS: 15+ years of progressive responsibility in facilities management, with at least 5+ years in a leadership role overseeing multi-site or multi-state portfolios. Extensive experience in affordable housing and deep knowledge of HUD-REAC inspections, with a demonstrated ability to implement large-scale compliance and operational strategies. Proven track record in managing large teams and cross-functional collaboration at the regional or national level, including recruitment, mentoring, and professional development of staff. Experience with capital planning, budgeting, and high-level project management, including managing large-scale rehabilitation projects and vendor contracts. Strong strategic and operational leadership capabilities, with experience in aligning facilities operations to organizational goals. High school diploma or equivalent; Certifications like CAMT, CFM, PMP, or advanced OSHA certifications would enhance the qualification profile. Proficiency in Microsoft Word and Excel. Ability to lift and move up to 50 lbs. Personal standards of appearance and dress compatible with the Company’s standards.
