THE ROLE

CoStar’s Research team is the heart of CoStar, capturing market-critical information that enables our commercial real estate clients to make informed, high impact business decisions daily. CoStar Group’s research contributes to the most important segment of our economy, helping businesses open offices, retail stores, warehouses, and manufacturing facilities. CoStar Group is seeking a Director of Lease Comps to join our growing research organization.

As a Director of Lease Comps at CoStar Group, you will lead and develop a team of Lease Comp Managers to ensure their teams are providing CoStar clients with accurate and actionable data. This role requires a strategic thinker with a passion for operational excellence, leadership development, and cross-functional collaboration.  The Director will drive department performance, foster a culture of continuous improvement, and support the growth and development of both managers and their teams.  

RESPONSIBILITIES

Set clear departmental goals aligned with company objectives, ensuring alignment across teams and driving long-term success.

Lead and mentor a team of managers, empowering them to develop high-performing individual contributors. Provide guidance, coaching, and performance feedback.

Identify opportunities to streamline processes, improve efficiency, and ensure consistency in operational execution.

Oversee goal setting, key performance indicators (KPIs), and performance reviews for managers and their teams. Address performance gaps and foster a culture of accountability.

Collaborate with cross-functional teams, such as Engineering, Product, Data Analytics, and other Research peers to align organizational objectives.

Lead organizational change efforts by effectively communicating vision, impact, and expectations to the broader team.

Use data, metrics, and reporting to assess departmental health, inform decision-making, and support continuous improvement initiatives.

Support the career growth and development of managers and individual contributors through mentorship, professional development opportunities, and succession planning.

Coordinate and manage the workload and activities of team members to ensure maximum productivity, efficiency and performance is achieved.

Participate in collaborative development of training materials and ongoing development opportunities for the team.

Conduct regular audits on the team members to ensure the accuracy and completeness of abstracted lease data.  Action audit feedback to show improvement.

Ensure the team consistently meets deadlines and productivity targets.

Recommend and implement process or technology improvements to gain efficiencies and consistency where possible. 

Contribute to the vision of being a ‘center of excellence’ and ‘employer of choice’ through trust, open communication, creative thinking and cohesive team effort.

BASIC QUALIFICATIONS

Bachelor's Degree required from an accredited, not for profit University or College.

A track record of commitment to prior employers.

3+ years previous experience leading a team of 4 or more managers, who are responsible for teams of 4 or more.

5+ years of Microsoft Office Experience.

Comprehensive knowledge of commercial lease structures, terms, financial concepts and legal documents.

Demonstrate a strong business acumen, understanding of operational processes, project management and process improvement methodologies.

Strong leadership skills with a proven track record of coaching, development and motivating teams.

Experience leading teams through periods of change, growth and transformation.

Proficient in using lease management software and database systems.

A track record of commitment to prior employers.

Excellent analytical and problem-solving skills, with attention to detail and accuracy.

Ability to interact at all levels and establish rapport with both internal and external stakeholders. 

Internal applicants are expected to have the following qualifications/experience combination:

Bachelor's degree required coupled with 3+ years of Commercial Real Estate experience.

Currently a manager with +5 years of management experience.

In good standing, no performance or behavioral corrective action.

PREFERRED QUALIFICATIONS & SKILLS

Bachelor’s degree in Real Estate, Finance or Accounting.

An advanced degree a plus.

Experience with creating effective KRI’s and meeting performance metrics, being results oriented.

Experience and demonstrated proficiency with Excel that includes the ability to manipulate data, filter, and develop basic formulas.  All qualified candidates will be given an assessment to demonstrate their knowledge.
