Job Description

The Director of Maintenance, Construction, and Field Services has P&L ownership and accountability to include budgeting, forecasting, and profitability. This role oversees all Colorado maintenance personnel, our three-branch maintenance division, and is responsible for driving sales, delivering services, business development, and the overall success of the division.

\n

Responsibilities

\n\nCreate and maintain a vendor program, including establishing new vendor relationships and/or sustaining existing relationships.\nOversight on capital improvement and reserve study projects, in addition to evaluating problematic systems, determining what repairs need to be performed, and preparing cost estimates.\nServes both internal and external clients and board members within many different disciplines such as plumbing, electricity, and other general repairs.\nInvolved with the hiring of workers and ensuring staff follow appropriate federal and state safety guidelines.\nPrepare preliminary project plan and assist in obtaining project scope of work. \nFinancial analysis and creation of project budget in collaboration with the Board of Directors.\nSolicit proposals, coordinate site walks (as needed), and development of bid comparison matrix for presentation to the Board of Directors.\nConduct contractor interviews, as needed.\nProvide continuous flow of communication to all stakeholders, including the Community Manager, board and membership, and trades.\nReview of payments and invoice processing as it related to vendor contracts, including review of all project change orders.\nProject close out management; including, but not limited to, punch list development and monitoring, final payments, homeowner surveys and project warranty documents.\n\n Requirements

Knowledge and Skills

\n\nEmployee management and team building skills\nStrong capabilities in bidding/estimating repair and maintenance projects\nKnowledge of Exactimate and/or similar software\nKnowledge of Microsoft Office products (Word, Excel, Outlook, etc.) at an intermediate level.\nKnowledge of contract and vendor agreements\nKnowledge of bid request and scopes of work\nAbility to manage P&L’s with financial responsibility for the division\nKnowledge of company policies, procedures and forms at a proficient level.\nKnowledge of State or local governmental safety requirements.\nKnowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)\nKnowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)\nKnowledge of HVAC, including codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)\nKnowledge of OSHA worksite and personal safety requirements.\nConfidentiality and discretion in the performance of all duties and responsibilities. \nTime management and time critical prioritization skills.\n\n

Qualifications

\n\nHigh School Diploma or GED Required, Associates or Bachelor’s preferred\n3 – 5 years of directly related or closely related experience \n\n

Working Conditions

\n

Typical outside work environment (frequent standing, walking, lifting and/or operating powered equipment using proper safety techniques or tools).

Overtime required (on-call, weekends, 24hr emergency, etc.)

\n

\n

Compensation: $85,000- $90,000
