Director of Maintenance

The Director of Maintenance is responsible for the regular care and maintenance of the physical plant and grounds so that the facility is aesthetically pleasing, properly repaired, and well maintained by following all preventative maintenance schedules and company policies and procedures. The Director of Maintenance is charged with ensuring facility compliance with life safety and emergency operations plans, as well as all applicable local, state, and federal guidelines and regulations. The Director of Maintenance will oversee, direct, and supervise the work of all Maintenance Department staff at the healthcare center. 

What You'll Do:

Oversee, direct, and supervise the work of all Maintenance Department staff.  Trains and develops subordinates to prepare them for promotion and increased responsibility.  Conducts, attends, and participates in new hire orientation, training, in-service educations, and staff meetings.  Identifies developmental needs and provides and implements developmental plans for staff.  Ensure all mandatory training is completed on time.  Coordinates with the Administrator and Corporate Maintenance Staff to arrange for appropriate maintenance coverage during periods of absence.  Maintains accurate documentation in the electronic file keeping system and ensures all master maintenance files are up to date.  Directs the activities of all established contractors; Hires, counsels, or dismisses contractors pertaining to maintenance operations in conjunction with the center Administrator, Vice President of Operations, and Corporate Maintenance staff.  Maintains an organized, clean, and safe work area, including shops and equipment rooms.  Manages time, projects, and records effectively.  Maintains a working in-home or mobile phone and provides the number to the center.  Assists the center Administrator and Corporate Maintenance staff with quality assurance inspections,  HUD inspections if applicable, and preventative maintenance review inspections as required.  Implements and maintains all standard operating policies, procedures directives, and maintenance master files. 

What You'll Need:

Attends all meetings, conferences, seminars, etc., as directed by the center Administrator or the Corporate Maintenance staff.  Reports all instances of suspected abuse or neglect or other concerns to appropriate parties. Performs other duties as necessary for the successful operation of the healthcare center.  Prioritize and complete all work orders and maintenance requests in accordance with company policies and procedures. Completes work order requests same day when possible but no later than ten working days.  Emergency work orders or repairs must be completed immediately except where parts are on order or there is approval for the delay from Administrator or Corporate Maintenance staff.  Completes maintenance requests and work orders generated from Corporate Maintenance inspections, pre-HUD inspections, or quality assurance audits prior to the next preventative maintenance review/inspection.  Maintains proper curb appeal at all times which includes the absence of trash on the grounds/around dumpsters, clean curbs, trimmed shrubs if applicable, no dead plant material, no weeds in mulch beds or curbs, and clean breezeways.  Monitors performance of furnaces, heat pumps, air conditioners, plumbing systems, electrical systems and wiring, boilers/water heaters, circuit breaker panels, commercial kitchen equipment, emergency generators and alarm systems, commercial washers and dryers, and any other equipment deemed necessary for the daily operation of the facility. Troubleshoots system problems and coordinates with external vendors as necessary for repairs.  Repairs concrete, masonry, roofing, and fencing when necessary.  Ensuring that glass, linoleum, carpet, screens, windows, appliances, and locks are properly replaced.  Hangs and patches sheet rock, painting, wallpaper, and completes other repairs as necessary.  Performs carpentry work (I.e., repairing drawers, shelves, doors, casings, moldings, etc.)  Performs all preventative maintenance and completes related documentation in the electronic record keeping system in a timely manner.  Performs emergency maintenance as required and/or as directed by the Administrator or Corporate Maintenance Staff.  Monitors and records maintenance supplies and materials. Ensures that supplies and materials are only used for center-related repairs.  Prepares specifications for work required and solicits bids according to the specifications; coordinate bids and submits to the center Administrator and Corporate Maintenance staff.  Initiates and maintains a program of overall efficiency designed to eliminate waste and reduce operating expenses.  Works as a team with the center’s Environmental Services department to ensure that the center is always survey ready.  Knows the location and operation of all water, electrical, and gas cutoffs.  Serves as the facility’s Safety Officer, working with the Administrator and center staff to maintain a safe environment for patients, co-workers, and visitors.  Maintains current information on codes and regulations.  Reads blueprints and maintains thorough knowledge of the physical plant.  Keeps all doors, walkways, and steps clear of obstacles to permit access and prevent possible injuries. Keeps all doors to maintenance area locked when away from area.  Enforces the facility’s safety and health programs. Address all physical hazards immediately.  Conducts fire safety and response drills and actively participates in all fire safety in-services.  Inspects, operates, and maintains all fire safety equipment and records.  Works with Administrator to ensure facility’s Emergency Operations Plan is maintained and updated regularly as needed.  Promotes safety and infection control practices. Practices all established safety standards and precautions. Instructs and monitors subordinates in proper safety practices and fire prevention. 

PREREQUISITES, SKILLS, & ABILITIES

High school diploma or equivalent.

Two (2) years of Maintenance experience in a commercial setting; healthcare experience preferred. 

Possesses the knowledge and skills necessary to diagnose and repair the above systems. 

Ability to communicate effectively verbally and in-writing. 

Ability to accept and exhibit the responsibility to make sound management decisions. 

Ability to work flexible hours and to report to work within twenty (20 minutes for urgent situations. 

Basic computer skills including email, electronic order entry, building engines, etc.
