POSITION SUMMARY
The Director of Maintenance is responsible for the regular care and maintenance of the physical plant and grounds so that the facility is aesthetically pleasing, properly repaired, and well maintained by following all preventative maintenance schedules and company policies and procedures. The Director of Maintenance is charged with ensuring facility compliance with life safety and emergency operations plans, as well as all applicable local, state, and federal guidelines and regulations. The Director of Maintenance will oversee, direct, and supervise the work of all Maintenance Department staff at the healthcare center.
ESSENTIAL DUTIES & RESPONSIBILITIES GENERAL RESPONSIBILITIES
Oversee, direct, and supervise the work of all Maintenance Department staff. Trains and develops subordinates to prepare them for promotion and increased responsibility. Conducts, attends, and participates in new hire orientation, training, in-service educations, and staff meetings. Identifies developmental needs and provides and implements developmental plans for staff. Ensure all mandatory training is completed on time. Coordinates with the Administrator and Corporate Maintenance Staff to arrange for appropriate maintenance coverage during periods of absence. Maintains accurate documentation in the electronic file keeping system and ensures all master maintenance files are up to date. Directs the activities of all established contractors; Hires, counsels, or dismisses contractors pertaining to maintenance operations in conjunction with the center Administrator, Vice President of Operations, and Corporate Maintenance staff. Maintains an organized, clean, and safe work area, including shops and equipment rooms. Manages time, projects, and records effectively. Maintains a working in-home or mobile phone and provides the number to the center. Assists the center Administrator and Corporate Maintenance staff with quality assurance inspections, HUD inspections if applicable, and preventative maintenance review inspections as required. Implements and maintains all standard operating policies, procedures directives, and maintenance master files. Attends all meetings, conferences, seminars, etc., as directed by the center Administrator or the Corporate Maintenance staff. Reports all instances of suspected abuse or neglect or other concerns to appropriate parties. Performs other duties as necessary for the successful operation of the healthcare center.PREREQUISITES, SKILLS, & ABILITIES
High school diploma or equivalent. Two (2) years of Maintenance experience in a commercial setting; healthcare experience preferred. Possesses the knowledge and skills necessary to diagnose and repair the above systems. Ability to communicate effectively verbally and in-writing. Ability to accept and exhibit the responsibility to make sound management decisions. Ability to work flexible hours and to report to work within twenty (20 minutes for urgent situations).
