Director of Property Management

Job purpose

This position reports to the Senior Vice President of Property Management and has responsibility for the ongoing operations of a regional portfolio of properties in CA.   The Director is a highly responsible position involved in administration and management of BRIDGE’s affordable housing communities.  The position is responsible for oversite and management of property management staff, building and fiscal operations. This may also include being responsible for the lease up of new communities or acquisition/rehabs, and well as oversight of other property supervisor or other key property management positions. This includes developing, recommending and implementing management policies and procedures to ensure that all communities are responsibly managed.

 

 

Duties and Responsibilities

Supervises and directs day to day management activities of a portfolio of around 50 sites, to ensure performed at a high standard and within budget by site staff, including leasing, rent collection,  preventive maintenance, physical plant repairs and upgrades are addressedCreates and ensure implementation of strategies to improve performance of portfolioCreation of portfolio budgets, capital plans (in cooperation with Portfolio/Asset ManagementInvolved with recruitment and hiring of property management personnel.   Conduct annual evaluations for direct reportsCreates new procedures and trainings that support the diverse work of the property management portfolio.  This is in cooperation with SVPLead lease up of new communities and strategies for leasing and outreachManage acquisition/rehab or challenged sites, turning the site’s performance to positiveSupports communication with all stakeholders (residents, vendors, staff, Corporate, Agencies, Lenders, and Investors)Works with asset and portfolio managementWorks with other Directors of property managementEnsures all sites meet business driving metrics

 

 

 

Requirements

Minimum of five years of hands-on property management experienceBA degree in relevant area, or years of experience in lieuKnowledge of affordable housing regulations in CA, including supportive housing, and in place rehabDemonstrated ability to work with diverse population groupsOutstanding problem solving, interpersonal and communication skillsGreat attention to detailAbility to motivate and staffMust be able to work independently within a corporate organizational structureMinimum AA degree, BA preferredValid CA driver’s license

 

Preferred qualifications

Experience with physical plant (HVAC, mechanical, electrical and/or plumbing systems)Bilingual

 

Working conditions

Works in office environments at corporate office and at propertiesWorks a standard workweek with occasional eveningsTravels up to 80% of the time
