Director of the Property Management Division
The Director of Property Management manages, further develops, and grows the Property Management division. The Director of Property Management will develop and manage department staff, oversee, and balance the workload across the department’s employees, both residential and commercial, including but not limited to inspectors, maintenance technicians, plumbers, electricians, and administrative assistants. Responsibilities: + Prioritize business development opportunities. Pursue sales leads for residential and commercial Property Management opportunities with the intent to grow the department on a year over year basis as established in the annual corporate budget(s). + Oversee the department’s employees, both residential and commercial, including but not limited to inspectors, maintenance technicians, plumbers, electricians, and administrative assistants. + Maximize department staff performance by effectively utilizing each team member to achieve high levels of productivity. + Oversee the HPW Portfolio Manager to ensure consistent and improved service and communication for Property Watch customers, maintaining alignment with the Cape Associates brand. + Maintain profitability for the Property Management group, ensuring the department covers its full expenses (including labor, labor burden, and vehicle costs), generates a reasonable profit in peak years, and breaks even in slower periods. + Oversee billing and invoicing, inventory processes, and marketing strategies. + Oversee preparation of regular billings for all Property Management customers. + Oversee and manage Plumbing/Electrical inventory and billings. + Oversee the allocation and balancing of workload across team members to optimize operational efficiency. + Establish and implement processes to improve property management functions, including maintenance, inspections, and tenant relations. + Provide guidance and support to team members, helping resolve complex property management issues and challenges. + Monitor performance metrics to ensure key objectives are being met and implement improvements, as necessary. + Collaborate with other departments to align property management strategies with overall business goals. + Manage department budgets, ensuring cost-effective operations and adherence to financial targets. + Stay up to date with industry trends, local laws, and regulations related to property management to ensure compliance and best practices. Requirements: + Minimum of 7 years’ experience in property management; with at least 5 years’ experience in a leadership role. + Excellent organization and time management abilities. + Excellent communication and decision-making skills. + Proficient in Microsoft Office Suite with the ability to learn company software. Physical Requirements + This is largely a sitting role; however, some standing and movement is required. This includes the ability to lift files, open filing cabinets and bend or stand, as necessary. Salary Range + $100,000-$125.000 based upon experience.
