The Position: The Director of Utilities is responsible for the oversight of the utility management function at RPM Living. Responsibilities include supervision of the internal utilities management team as well as oversight of RPM’s relationship with key utility billing vendors.

Responsibilities Oversee all aspects of utility management to include support for stabilized assets as well as transitions of assets into and out of RPM’s management.Develop comprehensive vendor partner service-level agreements and ensure vendor accountability to those SLAs.Define key performance indicators for the internal RPM utility team and ensure team is meeting performance goals.Review and optimize property billing methodologies periodically to maximize recovery while reducing risk to ownership.Attend weekly vendor partner calls as needed to ensure RPM needs are being met.Maintain an updated database that records the utility billing details of each RPM property.Operate in RPM property management software as well as vendor partner portals.Increase penetration of RPM preferred vendors and billing methodologies across the board and monitor metrics of issues that arise.Assist RPM’s Operational teams as needed in understanding and/or resolving utility billing issues at their properties.Address RPM client utility concerns as needed.Effectively manage a team of utility management associates to ensure clear allocation of tasks, team member accountability, and team motivation.Responsible for development of comprehensive standard operating procedures of the internal RPM utility management team.Work collaboratively cross-departmentally to ensure the utility billing function is meeting the needs of other key departments.Assist with master service agreement negotiation with utility vendor partners as needed.Perform in a fast-paced environment with multiple projects in process at once. Able to stay organized and deadline focused when completing tasks.Problem solve and escalate to ensure issue resolution; maintain rigorous follow-up schedule for pending and incomplete tasks both internally and with vendor partners.Interact with colleagues, outside vendors and clients in an appropriate and professional manner.Other duties as assigned to support the Ancillary team as a whole. Qualifications

Education & Experience:

Five to ten years related experience and/or training; or equivalent combination of education and experience

Physical Requirements:

May be required to sit or stand for extended periods of timeMust be able to read documents, computer screens and dataMust be able to hear and understand verbal communications in person and over the phone or computerMay occasionally be required to lift or carry items such as files or office supplies weighing up to 15 poundsMust be able to operate a computer, keyboard, mouse and other office equipment

Work Environment:

This is a hybrid role, requiring the associate to work in one of our corporate or regional offices 4 days per week.The office is an open setting which may include bright lights, constant noises and distractions.
