Director Property Management

The Director of Property Management is responsible for the execution of real estate services delivery and oversight of real estate property management for the assigned service areas in alignment with departmental and organizational initiatives. As directed by the Real Estate Regional Director, the Director develops, implements, and aligns operational goals to the strategic direction of the organization as well as the client strategic plans. The Director leads the management of real estate transactions and operations within the assigned portfolio and manages a team of Real Estate Property Managers. The Real Estate Director exemplifies and drives a customer centric philosophy that highlights both internal and external relationships; identifies customer needs, anticipates customer expectations, and strives to deliver superior real estate solutions and expertise. This position will be located at Parkwood West - Indianapolis, IN. Responsibilities Implements strategic initiatives through the development and communication of operational plans in alignment with Medxcel and customer strategic priorities. Negotiates leases, contracts, sales, or related agreements to effectively oversee the portfolios of the assigned real estate market(s). Develops and maintains partnerships and customer relations with ministry administration, Medxcel departments and key stakeholders to achieve business objectives and ensure superior customer service. Manages relationships with real estate service providers, associates, brokers, attorneys and consultants including partnership and communication of real estate activities in support of the assigned region. Reviews real property tax assessments for owned properties and identifies opportunities to reduce tax valuations. Provides leadership of assigned real estate team in the areas of real estate transactions, operations, performance metrics, work process efficacy and efficiency, and team performance in alignment with Medxcel goals, policies and procedures. Supervises and supports career development of direct and indirect reports and leaders in assigned region. Manages activities related to staffing, including hiring, orienting, performance management, and continuing education initiatives. Manages budgets and compliance with allocated funding for assigned region. Prepares or directs preparation of reports, presentations or communications for monthly Leadership meetings, client meetings or other data sharing activities. Qualifications Education: Bachelor’s degree OR equivalent in experience-required. Graduate degree-preferred. License/Certification: Valid drivers’ license-required. Real Estate License and/or industry certification-preferred Experience: Five (5) years of corporate portfolio / property management experience with at least two (2) years in a management role-required. Two (2) years’ experience in healthcare real estate industry-required. Five (5) years of corporate healthcare portfolio / property management experience in a management role-preferred. Experience with property management of multiple office properties including responsibility for financial performance and tenant management-preferred. Experience managing in a matrix reporting structure-preferred. Knowledge, Skills and Abilities: Demonstrated ability to effectively negotiate leases, contracts, sales, and other related items. Demonstrated ability to effectively communicate verbally and in writing with a wide variety of audiences. Demonstrated understanding of real estate principals and valuation techniques. Demonstrated ability to delegate tasks, follow up on assigned tasks and report on progress of work. Critical thinking skills: Ability to gather, synthesize, analyze information to objectively draw conclusions, make reasonable decisions and provide solutions and communicate the situation, action, and result clearly and concisely. Decisive judgment: Ability to assess situations or circumstances and draw sound and objective conclusions. Accountability: Ability to drive for results as well as take responsibility for action and results. Ability to train others on technical components, applicable regulations and internal procedures to ensure efficient and safe operations. Demonstrated ability accomplish duties in a self-directed manner with minimal supervision. Demonstrated ability to establish and maintain positive client relationships.
