A leading global private real estate investment advisor, is seeking a strong candidate to join our Development & Construction Management Team as an Associate to support Cold Chain business that develops, owns, and manages temperature-controlled warehousing, distribution, and processing/production facilities throughout the United States.
The Associate will report to the Vice President of Development and oversee the operations, maintenance, repairs, and construction activity within our growing portfolio of cold storage facilities on behalf of various clients. The successful candidate will work closely with the company’s Asset Management Team, Property Managers, Joint Venture Partners, Tenants, etc. to ensure compliance with existing maintenance/safety programs and implementation of best practices to increase asset value. Additionally, the successful candidate will support the Development Team and Investments Team on the due diligence and underwriting of new investments and expansion/renovation of existing facilities to maximize flexibility/functionality, efficiency, and sustainability.
This position will be in Bethesda, MD office.
Position Responsibilities:
Asset Oversight:
Accountable for implementation of a facility maintenance and refrigeration operation strategy to enhance long-term value of growing portfolio of temperature-controlled warehouse and distribution facilities.Conduct regular site inspections to observe Tenant compliance with maintenance and operational requirements, identify maintenance activity completion/failure points, and provide corrective action reports as required.Inspect and recommend repair of thermal details, including roof, IMP, and cold storage doors.Assist in identifying and investigating construction defects or other physical repair needs, as well as optimal repair solutions.Work with property managers and tenant’s facility management teams to ensure they safely achieve operational goals through start-up and systems operation.Establish and manage third-party vendor resources to ensure facility safety, such as OSHA & EPA compliance, including PSM and RMP.Establish and maintain a global EAM (Enterprise Asset Management), including preventive maintenance history and asset tracking.Establish and maintain relationships with various stakeholders, including property managers, tenant’s facility maintenance/operations teams, service contractors, A&E consultants, etc.Track industry trends to ensure alignment with Cold Storage user/tenant objectives as the market grows and evolves; share and apply expertise and knowledge throughout the organization.Assist with implementation of ESG strategy by onboarding operating assets onto data collection platform and creation of Sustainability Action Plans for each asset.Provide oversight, direction, and guidance for facility/property management initiativesReview and advise on technical reports commissioned by Asset Management team.
Capital Improvement Projects & Repositioning:
Assist Asset Management Team with annual business planning and budgeting for each asset by identifying all maintenance/compliance costs and recommending necessary capital expenditures to preserve or increase market value of assets.Assist Asset Management Team with development of marketing materials for leasing, evaluation of tenant operational requirements, feasibility and budgeting of proposed tenant requirements, and oversight of tenant improvements to ensure timely tenant move ins.Define objectives and create of scopes of work and budgets (hard and soft costs), schedules, etc. for capital improvement projects and repositioning projects; advise team on appropriate balance between cost and quality suitable for the market. Lead execution of approved projects with oversight of RFP process to engage consultants/contractors, negotiate contracts, lead the design and permitting process, and manage project execution and delivery through direct project management or overseeing the work of a third-party project manager.Identify potential risk factors associated with the project and communicate with team to proactively solve problems; continually monitor project to mitigate potential impacts on project schedule, budget, and quality.Maintain project budgets/schedules and review invoices / funding requests in conjunction with Asset Manager.
New Developments & Acquisitions:
Review and provide summary of findings on due diligence materials (environmental/geotechnical, property condition assessments, etc.) with support of consultants in support of new acquisitions.Review design documents, project budgets/schedules, and value engineering options in collaboration with developers/partners, A&E consultants, and contractors to ensure projects are viable with designs are functional and flexible to meet a range of users; ensure functional designs meet market demand and can be constructed within budget and schedule.Attend progress meetings and monitor construction progress to ensure compliance with project budget, schedule, and quality standards.Review and approve proposed change orders in consultation with the developer, architect, and construction consultant.Assist with the transition of projects from development/construction phase to operations as the project nears substantial completion and develop asset specific oversight strategy.Introduce Cold Storage business relationships to our organization and bring a strategic perspective to position company as partner of choice for Cold Storage projects
Education and Experience:
Preferred qualifications include a four-year degree in engineering, architecture, or construction management. Additional education in industrial refrigeration operation is advantageous. Candidates should possess a minimum of ten years of experience in industrial refrigeration operation, facility design, development, construction/project management, and direct involvement in the cold storage sector. Experience working for an owner/operator, developer, or similar organization is required.
Essential Qualifications:
Experience in maintenance at either a cold storage or food processing facilityExperience with Industrial refrigeration systems.Demonstrated mastery in the operations of general contractor or design-build firm.Experience on complex construction projects with demonstrated budget/schedule performance while maintaining multiple contractor relationships.Ability to analyze and interpret drawings/specifications, building codes, and governmental regulations.Ability to self-perform, implementing and ensuring compliance with lease documentsUnderstanding of financial modeling and budgeting of development projects.Embraces a team-oriented and collaborative work style.Thrives in a varied work environment, managing several projects at once.Ability to travel throughout the United States on a frequent/regular basis.The compensation plan for this individual will be commensurate with the skills required of the position and will be negotiated to attract exceptional candidates. The total rewards package will comprise a competitive base salary, annual incentive plan, and health plan.
Estimated total compensation for this position:
105,000.00 – 125,000.00 USD per yearThe total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
