Job Description:

This (on-site) Facilities Associate Manager will be based out of the Amityville, NY location and will serve as the Site/Plant Lead. Primary responsibility will be to provide leadership and strategic guidance for the internal maintnenace team and contracted resources to manage ~200K SF mixed-use site which includes specialty enviornmental chambers, paint booths, and classified space to meet Corporate and Segment facilities objectives.  Key duties will include negotiating with contractors and service providers, inspecting facilities to meet safety and regulatory compliance and managing building projects and renovations. Collaborate with Engineering and Operations, building inhabitants, onsite staff and contractors; using industry knowledge and skills to maintain all aspects of the buildings.

Key Responsibilities:

Serve as the Project Manager for facility refurbishment, renovations and modernization. Recommend enhancements to space management, systems and processes. Work to achieve operational targets for specific programs and projects.  Partner with Procurement to solicit bids and manage outside vendors and contractors for services beyond the skill level of maintenance employeesEscort for Agency Inspections -- Fire Department, elevator, roof, sling & hoist, city inspectors, etc.Create CIP and AOP Budgets for the site. Plan, manage and prioritize capital requests. Develop, lead and implement cost reduction and sustainability initiatives and projects (e3)  Maintain day-to-day operations of facilities, such as delegating or completing maintenance ordersRespond to facility and equipment alarms and system failures; ensure facilities are prepared for changing weather conditions (snow/ice, heavy rains, etc.)Monitor and operate the CMMS / Work Order program at the site (PMs, trouble calls, energy mgmt. systems, etc.)Create reports on maintenance, repairs, safety and other occurrences for supervisors and other relevant staffServe as on-call liaison, schedule PMs, routine maintenance and coordinate emergency repairsEnsure daily janitorial services are up to par to keep the building attractive and hygienic

Qualifications:

Bachelor’s Degree with a minimum 6 years prior relevant experience. Graduate Degree with a minimum of 4 years of prior related experience. In lieu of a degree, minimum of 10 years of prior related experience.Bachelor's degree in architecture, engineering or other Facilities Management related field Minimum of three to five years previous supervisory/management experience Knowledge of CMMS (Computerized Maintenance Management System) softwareKnowledge of mechanical systems plumbing, HVAC and other building systemsAbility to provide efficient, timely, reliable and courteous service to customers.Ability to effectively present information.Ability to lift heavy equipment and comfortable standing or walking for long periods of time

Preferred Qualifications:

Facilities certifications (FMP - Facilities Mgmt. Professional, CFM – Certified Facilities Mgr., LEED AP)Experience in space planning for manufacturing and/or laboratory space, with classified elementsStrong verbal, written and presentation skillsStrong organizational and analytical skillsStrong project management and project execution skills
