If you're serious about your next move, Associa is an excellent place to grow your career.Working at the direction of the Association Manager, the focus of the position will be to conduct the day-to-day management of property maintenance and upkeep, including but not limited to.

Project management, inspection, facility condition review, contractor management, and handling the minor repairs needed on-site, such as gate latches, loose boards, water shutoffs, drywall patches and the like. The Facilities Manager should also be able to temporarily step into the Manager role in the Managers absence. This includes rotating emergency call assignments between these two positions.

Sandpiper Cay Condominiums $55-65K

\n

Duties include but are not limited to:

\n\nDaily check in with the property manager to get work orders and to meet to give/get updates on the projects, etc.\nPerform project management, including specifying the work, obtaining quotes from qualified contractors, scheduling the approved work, and ensuring that it is performed in accordance with Kitty Hawk building codes and Sandpiper Cay standards.\nInspect the facilities for quarterly condition reports.\nHandling work orders as received from homeowners through Townsquare or email.\nCarry the work phone with you 100% of the time while on the clock in case of emergency.\nRegularly conduct inspections and to note anything that should not be there such as vehicles without tags, large items in the dumpster, broken items, etc.\nRestocking the bags and emptying the buckets at the doggie waste stations\nInstalling signs as needs (handicap/no parking/stop signs/etc.\n\n

Typical repair tasks include but are not limited to:

\n\nRepairing/replacing walkways throughout the community as needed.\nExterior rot repair (small places or panels as big repairs are contracted out).\nSiding repair/replacement as needed (small repairs as big repairs are contracted out).\nFence repairs/replacement (could be hinge repair or full rebuild).\nStairway repairs such as deck board replacements, picket replacement, rail replacement, tread replacements, re-enforcement.\nWater shut offs as needed due to leaks.\nHelping plumbers and/or contractors find water shut offs.\nPainting dumpsters as needed.\nRe-painting parking lines to keep fresh.\nRebuilding pump houses.\nPressure washing (decks/walkways/sidewalks/pool deck/pool furniture).\nPool area basic maintenance (changing trash bags/skimmer clean out/furniture arrangement and take up/opening and closing pool umbrellas/ensuring water levels are maintained).\nChanging burned out light bulbs on interior/exterior of buildings.\nChanging air filters.\nBuilding handicap ramps as needed.\nPainting (siding/patios/clubhouse/etc.).\nDrywall repairs as needed/inside painting after repairs.\nAll general and preventative maintenance.\nOther duties as described.\n\n Requirements

The ideal candidate will have 10+ years prior experience as a facilities manager with some exposure to residential condos or hotel/resort type properties or similar environment that requires good hospitality and customer service skills.

\n\n5 years’ experience with property maintenance management.\n5 years’ verifiable carpentry experience.\n2+ years’ experience with drywall and painting (interior and exterior).\n2+ years’ experience of general maintenance.\nEffective communication and customer service skills.\nAny certifications/licenses are a strong plus.\nPlumbing experience is a strong plus\nMust be able to work in a very fast paced environment with ability to prioritize work orders with assistance of Association Manager.\nPolite with experience working in a residential community.\nMust be able to climb a ladder, scaffolding or any other tool needed to reach high spaces.\nMust be able to lift 25+ pounds.\nMust be able to accurately track workorders and report progress.\nMust have the ability to read, write and communicate in English.\nTeam player.\nPossess a driver’s license and have reliable transportation.\nMust be able to rotate on-call with the Association Manager for emergencies as needed.\nMust be able to pass a drug test.\n
