We develop and manage Apple’s global real estate portfolio, lead all related capital construction projects, provide outstanding facilities and site services, develop and lead sustainability initiatives to reduce the environmental impact of all Apple facilities, including commute and renewable energy programs, and do everything we can to ensure the health and safety of all Apple personnel, facilities, and customers in our facilities around the world. We are seeking an experienced, collaborative, and highly motivated senior facilities professional to join our team and oversee the facilities maintenance of Apple’s retail stores in the Houston, Texas metro area. DescriptionDescription- Use your knowledge in facilities management to operate buildings as exceptional retail spaces, consistently delivering high-quality results and optimal value. This role is responsible for leading the facilities services for Apple retail stores in Houston TX. This position reports in to the Americas Central Geo and you may be required to travel across the region from time to time. - Proactively engage with and support retail stores within the region, addressing store needs promptly. Conduct comprehensive service reviews at least twice a month and provide oversight for all major work. - Perform regularly scheduled, structured site visits to assigned store locations to identify and document issues impacting the store experience. Maintain close communication and partnership with store, market, and global retail support leadership. - Collaborate and partner with service providers to ensure effective delivery of contracted maintenance services that meet store requirements. Lead facilities support teams and contractors in delivering timely, cost-effective operational services, and coordinate responses to emergencies impacting operations. - Drive functional and operational excellence across all projects and programs by providing consistent, actionable feedback to cross-functional teams, including real estate, design, innovation, standards, merchandising, direct sourcing, security, and IS&T. - Apply significant expertise and experience in the maintenance and functionality of buildings, systems (electrical, mechanical, plumbing), machinery, landscaping, and quality improvement initiatives. - Oversee OPEX and CAPEX budget creation and management using tools such as Service Channel, including forecasting for the designated region. - Supervise commissioning agents and contractors to ensure smooth store acceptance and handover of various projects and programs. - Manage key service providers directly through work order systems, weekly check-ins, and continuous evaluation via store visits and financial performance reviews. - Engage with general contractors, consultants, vendors, and maintenance service providers, including overseeing competitive bidding, negotiating agreements (e.g., SOWs, CPSAs), and overseeing project-specific contracts. - Collaborate consistently with development and design teams to provide feedback that supports continuous improvements in building functionality and material selection. - You will partner with Apple management, the Apple Retail Design Team, Development, Apple partners including Finance, Security, IS&T, EHS and landlords, internal/external vendors and suppliers. Minimum QualificationsMinimum Qualifications7+ years of construction/facilities management experience with a demonstrated focus in delivering and/or maintaining outstanding retail stores or workplaces.Experience with creating comprehensive Preventative Maintenance plans and tools to monitor them in collaboration with internal and external stakeholdersExpertise in the planning, scheduling, budgeting, resourcing, and executing of all technical services required to maintain and improve buildings. This includes mechanical, electrical, plumbing, controls, fire-alarm, janitorial, landscaping, flooring, lighting, furniture, warehousing, pest control, interior plants, and call-center servicesPrevious supervisory experience working with various levels of an organization and ability to handle customer service issues involving employees in a professional and positive manner.Ability diagnose, handle and resolve maintenance issues quickly and efficiently, including experience prioritizing and assigning repairs.Experience building and maintaining relationships with facility operation teams, utility companies, government agencies, architectural & design firms, and general contracting firms.Must be centrality located to major hub of retail stores to survey and support maintenance at each assigned store minimally twice a month & able to travel up to 60%Key QualificationsKey QualificationsPreferred QualificationsPreferred QualificationsBachelor’s Engineering degree in Mechanical, Electrical, Industrial, or Construction ManagementAbility to balance the trade-offs between operational risk and investment, constantly seeking the highest quality and design at the best value.Multilingual in Spanish is a plusEducation & ExperienceEducation & ExperienceAdditional RequirementsAdditional RequirementsMore
