Facilities Manager

Purpose of the position Responsible for leading all aspects of Kalmar Ottawa and nearby building's functionality and maintenance, ensuring the safety and upkeep of the premises by managing building repairs, coordinating maintenance schedules, supervising staff, and ensuring compliance with relevant health and safety regulations, all while optimizing operational efficiency and budget allocation Ensuring continuity of production (no downtime caused by failures) and ensuring proper functioning and use of the facilities and related infrastructure in accordance with the Construction/ Building Regulations, Codes and Standards. Ensure visibility, availability and prompt response to all issues concerning multiple facilities functionality. Managing complex facilities related projects for upgrades, changes and maintenance. Main tasks and responsibilities Facility Management + Periodic inspections of the technical condition and ensuring the proper operation of strategic devices (electricity supply network, compressed air devices, ventilation, central heating, LPG installation, etc.). + Periodic inspections of the hygienic, sanitary and orderly condition of the building premises. + Planning, organizing and controlling all renovation, maintenance, repair, modernization and cleaning works performed on the premises of the plant, both on our own and by external companies, and acceptance of the scope of work performed. + Constant cooperation with companies/persons performing activities on the premises of the plant, among others in the scope of: maintaining the technical efficiency of installations and devices. + Maintaining a register and analysis of data regarding the consumption of electricity, gas, water, sewage. + Supervision over the proper operation of the security system, SAP CCTV fire alarm, work time control, access control system. + Ordering the removal of the effects of failures to specialist companies. + Supervision over the proper functioning of the portable paintshop. + Maintaining documents regarding the facilities, systems and machinery. + Coordination and supervision of work related to services related to production, such as: processing of components in the workshop and on production lines, maintaining cleanliness in buildings and on storage yards, removal of production and non-production waste. + Supervision of new investments in Kalmar Ottawa: + Supervision of subcontractors + Budgetary Control, time and quality of the work carried out + Cooperation with institutions issuing the required permits + Obtaining Occupancy Permits and other permits necessary to conduct business + Taking care of continuous improvement of the Integrated Management System for quality,environment, OHS (creating, improving process and system documentation and maintaining + its continuous relevance and usefulness, compliance with OHS and environmental protection regulations (segregating waste, preventing leaks, following procedures, processes, instructions in force in the factory). + Periodic inspections of the technical condition of buildings, equipment and permanent devices and installations and ensuring their proper operation (electricity, central heating, water and sewage, mechanical ventilation, compressed air, chilled water installation). Project Management + Implement project management methodologies for managing projects with proper documentation for members of project groups. Department Management + Preparing the annual department budget and supervising its implementation. + Obligation to comply with the applicable provisions of the Labor Code, regulations and orders in force in the Workplace. + Compliance with the instructions of the Employer and superiors, which concern work and are not contrary to the provisions of the law. + Setting goals and organizing the work of subordinate employees and providing the resources necessary to achieve the set goals. + Agreements in the field of occupational health and safety, fire protection, environmental protection. + Taking care of the company's property and image. + Taking care of a good atmosphere at work.
