Facilities Manager

ESSENTIAL JOB FUNCTIONS: Oversee Maintenance Operations to Related Affordable Standards including a preventive maintenance program, service order completion, unit turns, curb appeal, annual apartment inspections, safety inspections, and maintenance shop compliance. Be a strong advocate for safety and environmental compliance for our team members and residents. Conduct regular property visit to provide guidance and technical support to the Maintenance Supervisor and Community Manager. Lead Maintenance Supervisors and Technicians through mentoring, training, and support by influencing change management, developing our maintenance team members, and fostering a strong resident focus. Coordinate trainings to enhance technical trade and business skills for accountability to Related Affordable Operating Policies through positive employee engagement. Participate in talent management functions of maintenance team members by interviewing, onboarding and training service managers, recommending professional advancement, and disciplinary actions. Assist Maintenance Supervisors in developing Scopes of Work, solicitation of bids, and coordinating contracts for vendor services and capital projects. Create competitive bid packages and make recommendation on project placement. Manage and participate in REAC inspection preparation including working with regional REAC manager, coordinating staff and vendor resources, and completing work side by side with site staff. Work in partnership with Related Midwest, LR Contracting and Cn on property rehabs including rehab scope review, project coordination with site staff, quality assurance of work performed, punch list oversite, and development handoff. Promote a strong safety culture throughout the portfolio and monitor the compliance of safe work practices and use of PPE in the field. Ensure site specific emergency preparedness plans are in place and available for all sites. 24/7 availability to provide after-hours guidance and technical assistance to site staff via telephone. Respond to after -hours catastrophes when needed and travel to properties on short notice to respond to these situations. Coordinate emergency response teams for natural disasters or catastrophic loss events. Anticipated salary range: $95,000 – $110,000 USD per year This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off. Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position. Qualifications POSITION REQUIREMENTS / QUALIFICATIONS: 5+ years or more of progressive responsibility in facilities management with 5+ years of multifamily experience or comparable in regional management required. Prior experience in and knowledge of affordable housing and applicable knowledge of HUD-REAC inspections is required. Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs. Strong leadership presence and proven track record in employee development of a team. Proficiency in Microsoft Word and Excel. Affordable housing experience preferred. Ability to lift and move up to 50 lbs. High school diploma or equivalent; certification (i.e. CAMT, OSHA, HVAC, CPO, etc.) in a related trade preferred.
