Responsible for directing the overall physical operation and maintenance of multiple company facilities, including buildings and grounds – position is not responsible for company real estate related investment return and profitability. Performs other projects and duties as assigned.
Essential Functions, Duties, and Responsibilities:
· Responsible for the management and coordination of activities related to all properties, including maintenance, construction, relocation and renovation of all existing buildings, offices and facilities.
· Process all service request for his/her assigned region - service, maintenance and bank equipment tickets.
· Prepare or direct the preparation of cost estimates.
· Negotiate transactions with landlords, developers, vendors and contractors.
· Control expenditures and approve payments for goods and services within authority - review and submit all facilities invoices for the assigned region.
· Meet with department heads to discuss matters concerning space, workflow, relocation, alteration or remodeling and supervises the preparation of working drawings and plans for projects.
· Ensure the proper upkeep and maintenance of all company premises.
· Arrange for all tours and inspections of a technical nature, such as fire, elevators and building inspections.
· Maintain up-to-date knowledge of space-planning procedures, rental techniques and lease terms and all matter pertaining to the management and maintenance of property.
· Take initiative to make recommendations to supervisor concerning possible methods to improve department.
· Responsible for making recommendations to supervisor concerning the budgetary needs of the department.
· Review and approve service/contracts.
· Gather needed information from lease agreements to be able to execute what is needed for the property.
· Maintain contact with customers and the public and conduct relationships in a manner consistent with the Company’s Customer Service Standards to enhance the overall marketing effort of the bank.
· Vendor sourcing/work approvals.
· Handle building maintenance requirements.
· Handle facility emergency control.
Required Knowledge, Skills and Competencies:
· Strong written and oral communication skills.
· Ability to successfully multi-task and prioritize tasks.
· Strong organization skills with attention to detail.
· Intermediate to advanced PC proficiency.
· Proven ability to address problems successfully and build alliances.
· Intermediate proficiency in Microsoft Office Suite products.
Industry and Work Experience:
· Minimum of 5 years' facilities experience required.
· Prior experience leading projects or initiatives with decision making required.
· Direct facilities experience in a banking industry preferred.
Academic:
· High school diploma or GED required.
· Associate’s degree and/or minimum 5 years’ facilities experience, operational and administrative required.
