Main Responsibilities:
Lead a variety of short-term, cross-organizational projects through project management and process coordination, track reporting, deadlines, quality assurance, and presentations. Facilitate initiation of all critical project meetings and coordination exercises with internal staff, key stakeholders, and external users to ensure responsibilities are efficiently, accurately, and effectively communicated. Manage project performance against schedules, scheduled milestones, and critical path items on multiple projects. Manage vendor and project team performance to ensure compliance with contractual requirements, all regulating entities and client expectations. Own performance metrics and ensure all projects align in meeting those metrics. Assist leadership to identify priorities, strategically align time with those priorities, ensuring progress and completion. Develop and execute project specific and client driven goals, schedules, budgets, strategy and detailed assumptions with methodology for accomplishing and/or managing goals and objectives. Build and maintain rapport with client representatives and ensure that the scopes of project and outside business forces affecting the project is fully understood and that specific deliverables are fully understood with performance standards and other relevant criteria. Coordinate any necessary due diligence efforts on behalf of the internal team, project partners, customers and/or end users, maintaining and delivering all appropriate documentation. Develop a detailed project budget based on historical and market data and clearly defined set of budget assumptions. Facilitate and ensure standards are updated and documented with proper pricing set to support through negotiated contracts. Guide the customer and team through the design implementation process including conceptual, schematic, design development and construction documentation and signoff. Develop and maintain Master Project Schedules and manage the successful execution of projects so that completion falls within intended timeframes.Position Objectives:
Ability to manage all aspects of construction and critical environments projects effectively and efficiently including, but not limited to budgeting, scheduling, submittals, change orders.Strong interpersonal skills with an ability to interact with executive level external and internal clients as well as external team members (architects, contractors, client’s representatives, etc.).Detail-oriented with excellent verbal and written communications skills (English and Spanish), strong ability to plan and forecast, and strong organizational skills.Self-starter able to work independently while keeping Sr. Directors and Sr. Project Managers appraised of progress and issues.Ability to set priorities, handle multiple assignments, and work with diplomacy and efficiency.Ability to regularly communicate analyzed data to client and team to achieve project goals.Strong working knowledge of architectural drawings and furniture and space planning concepts.Highly organized with strong analytical skills.
Required skills/knowledge:
Extensive knowledge of MS Office applications and MS Project.Fluency in English required. Technical knowledge of building emergency generators, ATSs, UPSs, HVAC systems, electrical systems, fire alarm/suppression systems, lighting systems, control/monitoring systems, and elevators.Team buildingVendor relationship buildingTechnical understanding and communication to senior management (client and account) and vendors.Understanding and implementation of risk mitigation processesDevelopment, control and monitoring of budgets.
Desired skills:
Additional desired languages: Polish, Bulgarian, Hindi, Spanish, and ArabicPMP, LEED, AIA, CFM certifications preferred.
Education or Equivalent Experience:
Required: (must meet all)
A bachelor's degree or equivalent in education and experience, and a minimum of (8) eight years of related experience in critical environments, real estate, facilities, and/or construction experience.
Desired:
Bachelor’s degree in engineering, science, or facilities management.Experience in call center facilities project management.
