This position will be responsible for the management of CMMS (Computerized Maintenance Management System) system, process atomization, and providing daily accounting/tracking of restaurant development, construction, maintenance & requirements for all corporate restaurants, excess properties, and closed stores. This position will conduct onsite audits and manage vendor mechanical, electrical and plumbing (MEP) projects, AOP budgets for Capital, R&M, Risk Management and Property Management.
JOB RESPONSIBILITES
Manage the implementation, atomization, process flows, and training of CMMS system. Respond to store-level issues to verify and repair MEP maintenance requests as needed. (25%) Work with Operations and Finance departments on process improvement and vendor management functions. Manage asset tagging and equipment tracking processes through CMMS system. Maintain capital spending templates, support execution including procurement and management of the capital improvements and repair and maintenance plan. Manage equipment replacement ordering and minor repairs through the work order approval process. Support minor repair and routine maintenance for closed stores, excess properties, and including ownership of the site audit documentation process. Supports business continuity by proactively planning for and responding to catastrophic events. Perform site visits and maintenance audits for all restaurants. Identify opportunities to increase department efficiencies and reduce expenses. Act as field support to the Operations team during all phases of projects from inception to warranty inspections (i.e., new builds, remodels, etc.).Support contract lifecycle – from identifying the contract selection, participating in the contract negotiations, and owning execution. Partner with Legal to review that standard terms are included in vendor agreements to mitigate business risks.
Education/Certifications – Bachelor’s Degree in related field or technical certifications in facility maintenance preferred Experience 3+ years of experience and knowledge of building construction components with emphasis on MEP. 2+ years of restaurant, retail or institutional facilities management. Experience with CMMS or project management control systems Knowledgeable in accounting principles, preferred Intermediate understanding and reporting of financial reports, P&L and budgeting. Ability to forecast, troubleshoot and provide solutions with a sense of urgency. Ability to travel, up to 25%.
Salary Range: $68,300 to $80,400 annually + bonus eligibility. This is the expected salary range for this position. Ultimately, in determining pay, we'll consider the successful candidate’s location, experience, and other job-related factors.
