The Facilities Technician Specialist -- HVAC's primary responsibility is to be the expert technician relating to the repair and maintenance of Heating Ventilation and Air Conditioning (HVAC) equipment in the assigned clubs in the district(s), including preventative maintenance, repairs, training of Facilities Technicians and HVAC vendor partnerships. This position is the expert on HVAC equipment and possesses the technical knowledge and "know-how" to ensure all such equipment is fully operational within the assigned clubs.
ESSENTIAL DUTIES & RESPONSIBILTIES Estimated % of Time Spent
Heating, Ventilation, & Air Conditioning (HVAC) Equipment Repair & MaintenanceEnsure proper operation of HVAC in all club areas within 24 Hour Fitness leased space.
Troubleshoot, repair and/or replace all serviceable components of the HVAC system in all assigned club locations as directed by the Regional Manager of Facilities (RMF).
Monitor any Energy Management System (EMS) where applicable and work with the EMS vendor on issues that arise.
Execute on and monitor the implementation of the Corporate HVAC Strategy.
Regularly inspect and verify the operation and safety of HVAC components.
Work closely with the General Manager (GM) and Facilities Technician (FT) to discuss club maintenance needs and repairs, conduct walk-throughs with the GM and FT, and ensure follow-through and communication on these items.
Work on special projects as directed by the Manager -- HVAC Systems.
Enter HVAC issues into the Work Order System.
Perform OSHA safety checks as required on the OSHA / PM guidelines.
Be trained in and follow all OSHA, company and Facilities department safety guidelines.
Perform Preventative Maintenance (PM) as directed by the Corporate HVAC Strategy and individual manufacturer specifications.
Submit completed PM and Service reports via company provided documents. 70%
Facilities District ResourceFacilitate and coordinate district-level special projects.
Technical expert for HVAC for the districts, providing ongoing support for other FT's in the District/Region.
Respond to emergencies as directed by Manager -- HVAC Systems or RMF. Work with Manager -- HVAC Systems to manage scheduling if priorities conflict.
Work in partnership with District Manager/s (DM/s) and RMF on training the FT's within the districts.
Regularly engage with designated HVAC vendor for the districts. Partner with and hold vendor accountable for outcome of outsourced projects.
Ensure proper scheduling for adequate maintenance coverage for the assigned area. 30%

ORGANIZATION RELATIONSHIPS
The Facilities Technician Specialist -- HVAC reports to the Manager -- HVAC Systems with a dotted line to the Regional Manager of Facilities. This position communicates with Club, District and Regional Management, Club Facilities Technicians, Lead Facilities Technicians, Members, and Manufacturer's Service Representatives. This position works closely with the Director of Facilities, and occasionally interacts with the greater Facilities Management department.
REQUIRED QUALIFICATIONS
Knowledge, Skills & Abilities
Advanced troubleshooting and repair abilities of various HVAC systems.
Ability to read and understand HVAC related blueprints and schematics.
Knowledge of refrigerants and ability to analyze internal system pressure.
Knowledge of High Voltage systems, AC/DC circuits.
Operating knowledge of basic hand tools and specialized HVAC tools.
Operating knowledge of refrigerant recovery equipment and vacuum pump.
Personal computer and keyboarding skills.
Critical thinking and problem solving skills.
Must have knowledge and follow EPA, State and local municipality regulations for proper repair practices and requirements for disposal of used equipment, parts, or other items related to HVAC industry.
High level of professionalism, honesty, integrity and an excellent work ethic.
Diligence and a strong understanding of liability issues and personal and/or public injury related to satisfactory completion of the above listed duties.
Ability to communicate, interact and work effectively and cooperatively with all people including those from diverse ethnic and educational backgrounds.
Knowledge of OSHA requirements related to all activities performed. Ability to follow safety rules, practice safe work habits, utilize appropriate safety equipment and report unsafe conditions to the appropriate administrator.
Operating knowledge of and experience with typical office equipment, such as personal computers, telephones, copier, scanner, etc.
Tools and Equipment
The company will provide the following tools and equipment:o Refrigerant Recovery Equipment including Tank.
o Oxygen & Acetylene, Nitrogen Tank and Hoses.
o Safety Equipment.
o HVAC repair and/or replacement parts & materials
The FT Specialist is expected to procure and maintain the following tools and equipment:o A safe and reliable vehicle capable of transporting the required tools, equipment, materials, and parts needed to effectively complete HVAC service calls and repairs. (24 Hour Fitness will cover work related mileage)
o Hand Tools needed for the job including but not limited to nut drivers, socket sets, screw drivers, pipe cutters, crimpers.
o Digital Multi Meter.
o Leak Detector.
o Manifolds (gauges and hoses).
Minimum Educational Level/Certifications
E.P.A. Type Universal CertificationMinimum Work Experience and Qualifications
5+ years' experience in Commercial HVAC service and repairs or 5+ years in-house Facilities Technician experiencePhysical Demands/ Environmental Conditions
Duties may include physical effort, including the ability to lift a minimum of 75 lbs., bending, squatting, reaching, or being on feet for long periods of time.
Duties include exposure to coil cleaning chemicals, refrigerant, grease/oil from equipment, oxy-acetylene.
Must be available for overtime work.
Must maintain suitable transportation
Must maintain basic toolset (as listed ) and inventory them monthly
Must report to work in a 24 Hour Fitness approved uniform
Travel Requirement
Must be able to travel by car across districts to visit multiple clubs up to 70% of the time.PREFERRED QUALIFICATIONS
Knowledge, Skills & Abilities
Basic knowledge of electrical, plumbing, or other code that overlaps HVAC regarding installation, repair, or maintenance of equipment.
Ability to decipher and react to HVAC related blueprints and schematics.
Operating knowledge of multi-meters, computerized air quality meters, DD DDC controls and computer control systems.

Compensation Summary

Salary range will vary based on geography of the applicant. Pay Range for Los Angeles, Orange County and Seattle: $63,595.00-$79,523.00 (Exempt), $30.57-$38.23 (Non-Exempt) Pay Range for Bay Area (California) & New York City (incl. New Jersey): $66,360.00-$82,980.00 (Exempt), $31.90-$39.89 (Non-Exempt) Pay Range for San Diego & Carlsbad (California) and all other locations: $59,724.00-$74,682.00 (Exempt), $28.71-$35.90 (Non-Exempt)
