Facility Construction Manager / Field Superintendent (flexible on location in the state of WI)
Overview The primary role of the Facility Construction Manager (FCM) is to support construction, remodeling, special projects, and major maintenance by coordinating internal and external resources to achieve timely and cost effective completion of a wide variety of complex projects. The FCM coordinates external resources (i.e. general contractors, subcontractors, suppliers etc.) to take projects from original concept through completion. The FCM develops detailed work plans, schedules, project estimates, and resource plans. The FCM ensures the integration of external resources and tracks / reviews their contracted deliverables, as well as provides organizational guidance to them. KEY RESPONSIBILITIES Position Specific Responsibilities Capital Plan Assist in plan preparation / providing input on scope and final pricing. Work with Facility Project Manager on Capital Plan execution as it relates to construction, remodeling or special projects. New Branch Development and Remodeling Initiatives Preliminary phase to include: identification of project resources, assist Facility Project Manager in due diligence, confirm municipality requirements, prepare initial project budget / schedule, and participate in Architect selection process. Programming to include: Identification of value-engineering opportunities, acts as an internal consultant. Schematic design to include: Review initial project budget and schedule for accuracy. Conceptual design phase to include: Ensure the project’s Architect generates accurate drawings and schedules, review and approve conceptual drawings, collaborate with Facilities team to review construction documents, and review budget and schedule for accuracy. Pre-bid to include: Collaborate with Facilities Project Manager to select potential bidders, requests for proposal, pre-bid review to ensure constructability, review of ADA guidelines to ensure compliance, and assist in permit review. Bidding Phase to include: Ensuring that bidders have accurate information, work is competitively bid, and review project budget for accuracy and value-engineer as needed to maintain budget. Contract Award Phase to include: Prepare and execute agreement for general contractor, and provide overall contract administration. Construction to include: Weekly construction meetings, provide overall contract administration, perform routine on-site inspections to monitor quality and progress, review project budget for accuracy and value-engineer as needed, identify client issues, review changer order proposals, and monitor progress relative to overall schedule. Substantial completion to include: Contracted scope of work is complete, and conduct separate punch list for general contractor to ensure missed items are complete. Job Requirements High school diploma required, Bachelor’s degree preferred. 10+ years of progressive experience in Architectural or Construction Manager Experience. Highly organized and good attention to detail. Excellent interpersonal skills; able to effectively work with associates at all levels, vendors and contractors and suppliers.
