About the opportunity
Australia Post is entering a new era of strategic property portfolio review, ensuring that future strategic development, management and optimisation of the portfolio is aligned with the overall Enterprise roadmap, network plan and business objectives.
The purpose of this role is to oversee Group Property Accommodation costs, CAPEX business case review and manage our extensive annual statutory valuations program. Business partnering is the key focus area, ensuring that key stakeholders are fully engaged in monitoring of actuals, forecasts, and annual budget development. Seeing the opportunities, effective communication and building effective relationships across a wide and varied stakeholder group will be critical in your success in this role.
What you’ll deliver with us
Reporting directly to ‘Finance Manager, Group Property’, you will partner with the Group Property Senior Leadership Team (SLT) and other senior internal stakeholders in the management of Australia Post’s Property portfolio. Your main focus is to support the Group Property function, including overall accommodation costs. You will have advanced commercial acumen, providing input into critical investment decisions and validating assumptions.

Assist the GM of Group property in CAPEX allocation, and recommendation on investment strategies (buy versus lease options)Provide timely analysis/ advice on business strategies and performance (budget vs. forecast), presentation of monthly results and stakeholders reporting, participation in KPI development and target setting as and when required Work closely with the Group Procurement team on energy procurement initiatives and sourcing strategiesProvide regular strategic consulting to a variety of non-financial stakeholders Support Quarterly Forecast & Spend Category Reviews, Budget Planning and any regular updates as requiredManages month-end planning and forecasting deliverables as well as a key governance role for projectsSupport the Retail Modernisation strategy and act as the SME on all Property mattersReview, evaluate, and provide advice on business cases and investment proposals Assist the finance manager in reviewing monthly performance results, budgets, estimates, investment proposals, business cases, and initiative targetsWork with key stakeholders to drive real savings across the property portfolioHave a great understanding of AP’s Post26 Strategy and how the Property impacts are managed
What are we looking for?
Bachelor’s degree in finance and/or AccountingMembership of CPA or Chartered Accountants in Australia and New Zealand (CAANZ) or equivalent is desirableMinimum of 7 years of financial advisory and/or financial control/accounting experience, preferably with exposure to the property industryWell-developed Business Partnering skills and a proven track record of working with non-financial senior stakeholders delivering outcomesProven success in finance, planning and analysis roles and/or finance business partnering roles, particularly supporting multiple senior stakeholders Proficiency in financial systems (SAP, TM1, Tableau and Excel) would be a distinct advantage Familiarity with real estate accounting principles (IFRS16) and balance sheet impact assessments would be preferredProven experience and understanding of real estate transactions or leasing, acquisitions, sales, and sale-and-leaseback strategies, including due diligence processes
