Lead Maintenance Supervisor Purpose: The Lead Maintenance Supervisor oversees and supports multiple Thrive Communities, ensuring each property meets the highest standards of maintenance and operational excellence. This leadership role is responsible for managing a team of Maintenance Supervisors and Technicians while maintaining the physical integrity of the communities in alignment with Thrive’s values. As a key leader within the organization, the Lead Maintenance Supervisor is responsible for developing and guiding their team, fostering a culture of accountability, efficiency, and continuous improvement. They ensure that maintenance operations run smoothly by providing direction, training, and support to Supervisors and Technicians, empowering them to excel in their roles. This position requires a proactive approach to property maintenance, anticipating, identifying, and resolving issues before they become major concerns. By implementing preventative maintenance programs and operational best practices, the Lead Maintenance Supervisor ensures a safe and secure environment for residents, visitors, and staff. Additionally, they work closely with onsite teams and leadership to drive consistency, efficiency, and adherence to Thrive’s standards. A strong and effective maintenance program is essential for resident satisfaction, operational success, and protecting the investment of the apartment property owner. The Lead Maintenance Supervisor leads by example, setting high expectations for their team while upholding Thrive’s commitment to excellence. Lead Floating Maintenance Supervisor Job Responsibilities: + Performs maintenance tasks such as unit turns and work orders while ensuring the team operates efficiently and meets performance expectations. + Conducts monthly safety meetings, schedules and performs preventative maintenance, and manages OSHA/SDS safety and reporting requirements to maintain a safe working environment. + Oversees the professional appearance of the property by maintaining the grounds and ensuring all maintenance standards are met. + Manages vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service and cost-effective solutions. + Maintains an adequate inventory of supplies to support maintenance operations. + Manages tasks within budget or seeks approval for necessary work that exceeds budget constraints. + Leads and manages the maintenance team by providing guidance, training, and support to Supervisors and Technicians. + Ensures timecards are accurate, procedures are followed, and weekly check-ins with the team are conducted to promote accountability and professional growth. + Strives to exceed residents’ expectations by delivering excellent customer service and maintaining a proactive approach to problem-solving. + Contributes to a positive team culture by fostering collaboration, mentorship, and a commitment to Thrive’s values. + Performs all reasonable duties as outlined by the supervisor while consistently demonstrating leadership and dedication to excellence. Lead Floating Maintenance Supervisor Qualifications: + At lease 3 years of maintenance experience required; experience in multi-family property management strongly preferred + Must have valid driver's license and automobile insurance coverage + Must have basic computer skills with the ability to input data and notes in English into tracking systems + Certified Apartment Maintenance Technician and Certified Pool Operator certifications preferred + High organizational skills + Experience with warranty work + Strong communication skills + High level of attention to detail + Ability to complete punch walks and follow-up with construction + Great presentation and interaction with clients and residents required + Excellent customer service skills required + Experience with leading and supervising a team preferred + Prior experience working with a budget strongly preferred + Experience with Yardi preferred + Ability to respond to after hours emergencies, as needed If you do not fully meet the qualifications listed above but feel you have the skills and experience to be able to be successful in this position we welcome your application! Physical Requirements + This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day.
