We are seeking an experienced Mobile Mechanical & Electrical (M&E) Supervisor to join our facilities management team in London. This role involves overseeing M&E maintenance operations across multiple commercial properties, ensuring compliance with health and safety standards, and delivering exceptional service to our clients.

Key Responsibilities

Technical Operations

Supervise and coordinate M&E maintenance activities across assigned portfolio of commercial buildings

Conduct regular inspections of mechanical and electrical systems including HVAC, lighting, power distribution, and building management systems

Ensure planned preventive maintenance (PPM) schedules are executed effectively

Respond to reactive maintenance requests and emergency callouts

Oversee compliance with statutory requirements including electrical testing, gas safety, and water hygiene protocols

Utilize client CAFM systems to manage work orders, track compliance certificates, and maintain accurate asset registers

Conduct systematic auditing of M&E installations and maintenance records to ensure regulatory compliance

Team Leadership

Lead and mentor a team of mobile M&E technicians

Allocate work assignments and manage daily schedules across multiple sites

Deliver regular toolbox talks on safety procedures, technical updates, and best practices

Support recruitment and training of M&E personnel

Monitor team performance and provide regular feedback

Conduct regular team audits to assess competency levels and identify training needs

Client & Stakeholder Management

Maintain strong relationships with property managers, tenants, and contractors

Provide technical expertise and guidance to clients

Prepare and present maintenance reports and recommendations

Coordinate with third-party contractors and specialists

Ensure service level agreements (SLAs) are met or exceeded

Generate compliance reports directly from client CAFM systems for stakeholder review

Compliance & Safety

Ensure all work complies with current regulations and industry standards

Maintain accurate records and documentation within client CAFM systems for full traceability

Implement and monitor health and safety procedures

Conduct risk assessments and method statements

Oversee permit to work systems

Perform regular compliance audits across the property portfolio and document findings

Schedule and track all statutory compliance activities through CAFM systems

Quality Assurance & Auditing

Conduct monthly technical audits of M&E systems and maintenance standards

Review and audit contractor performance and compliance with specifications

Ensure all compliance certificates and documentation are uploaded to client CAFM systems

Perform gap analysis audits to identify potential compliance risks

Coordinate annual compliance audits with external certification bodies

Essential Requirements

Qualifications & Certifications

City & Guilds 2365 or equivalent electrical qualification

Gas Safe registration (preferred)

IOSH Managing Safely or equivalent

Valid UK driving license

Experience in conducting technical audits and compliance assessments

Experience

Minimum 5 years experience in M&E maintenance within commercial property

Previous supervisory or team leadership experience

Experience with building management systems (BMS)

Knowledge of HVAC systems, electrical distribution, and emergency systems

Proven experience using CAFM systems for compliance management and reporting

Experience delivering toolbox talks and safety briefings to technical teams

Skills & Competencies

Strong technical problem-solving abilities

Excellent communication and interpersonal skills

Ability to work independently and manage multiple priorities

Proficient in use of CAFM systems for work order management, compliance tracking, and reporting

Commercial awareness and customer service focus

Strong auditing and analytical skills with attention to detail

Ability to deliver engaging toolbox talks and training sessions

Desirable Requirements

HNC/HND in Building Services Engineering or related field

NEBOSH General Certificate

Internal auditor qualification (ISO 9001 or similar)

Water hygiene (Legionella) qualification

Lift rescue qualification

Advanced CAFM system certifications (Maximo, Vanity, Archibus, or similar)

Working Arrangements

Full-time, permanent position

Mobile role covering Central and Greater London

Standard hours: Monday to Friday, 8:00 AM - 5:00 PM

Participation in emergency callout rota required

Some weekend work may be required during planned maintenance activities

Regular site visits required for audit purposes and toolbox talk delivery
