Foreclosure Specialist

The Default Specialist plays a critical role in providing customer service and collaborating with the operations team to manage tasks related to the non-judicial foreclosure process and other assigned projects. The Specialist must adhere to firm procedures, client specifications, and legal requirements while ensuring the confidentiality of firm and client data.

Key Responsibilities

Customer Service & Foreclosure Operations:

Address client inquiries related to status, processes, and loan-level details. Perform data entry and audits as required. Conduct PACER and SCRA searches as necessary. Ensure timely document recording and up-to-date recording information. Process legal mailings and conduct audits as needed. Schedule foreclosure sales in compliance with civil code. Review chain of title to identify and address any gaps. Resolve title issues by filing and addressing curative actions based on title searches or vendor reports. Analyze title reports to assess risk. Schedule foreclosure sales once the publication milestone criteria are met. Update investor systems upon completion of milestones. Prepare and coordinate sale bidding instructions for auction.

Confidentiality & Compliance:

Uphold the firm’s confidentiality policies to protect client and firm data. Understand the foreclosure timeline and legal requirements. Ensure compliance with civil code timelines for mailings and other processes. Maintain client systems with up-to-date information to prevent overdue tasks. Confirm the consumer’s bankruptcy or military status as requested.

Collaboration & Process Management:

Work effectively as part of the team, prioritizing client satisfaction. Answer phone calls as needed and maintain professional communication. Ensure documents are uploaded and properly maintained within the firm’s case management system. Set up new files within the firm’s system and ensure that all required documents are prepared for signature/recording. Collaborate with vendors to obtain necessary products and services. Conduct audits at various stages of the foreclosure process to ensure all milestones are met.

Training & Development:

Attend Foreclosure 101 training and adhere to documented guides to ensure consistency in decision-making.
