General Contracting Program Manager
Manage overall operations for General Contracting projects including permitting, contracts, bidding, and daily oversite of Site Supervisors. Perform and manage others in the performance directly related to building Habitat homes, while upholding the standard of partnerships, quality, safety, and team participation.

Essential Functions
Communication
Communicate with internal and external contacts about all aspects of General Contracting projects
Develop and maintain good communication with building suppliers, subcontractors, trade professionals, volunteer group leaders and other potential volunteers and donors.
Communicate with subcontractors and inspectors to ensure that their tasks are completed thoroughly, efficiently, and with minimal call-backs.
Provide support and information to other departments when appropriate.
Team Management

Perform all internal quality control inspections on General Contracted Projects
Manage Site Supervisors on handling all aspects of new construction process
Manage internal inspection forms to assist in field inspections by both the manager and supervisor
Ensure Site Supervisors are maintaining communication with Habitat Homebuyers adhering to established practices
Train staff on plan reading, project scheduling, and project management
Use volunteers on builds where necessary, reasonable, or assigned
Project Management

Manage General Contractors and subcontractors through the entire build process on fully subcontracted new construction homes
Create and maintain relationships with contractors for all phases of construction
Solicit, track, and award bids as required
Perform all internal quality control inspections on General Contracted Projects as required
Schedule forecasting and planning for current and future fiscal year
Establish and track budgets for GC Program projects to ensure efficient use of HFHCR funds
For all General Contracted projects, manage the entire permitting process
Manage external General Contractors on builds to find savings and complete all internal inspections on these homes.
Monitor and inspect the work and practices of all subcontractors for adherence to building code and energy efficiency requirements
Monitor and enforce HFH and OSHA safety requirements for all subcontractors
Manage use or and report GIK product and services use, and report correctly
Work with the Development Department to ensure compliance with all local and federal grant and bidding requirements on applicable projects
Documentation and file management of projects/homes as well as necessary administrative duties.
As an OSHA Competent Person, assist in leading efforts towards accomplishing a comprehensive construction safety program.

Qualifications
Other Duties: Habitat for Humanity of the Charlotte Region-related tasks as requested by Supervisor.

Education/Skills:
Project Management Experience
Construction Experience, excellent communication and organizational skills
Excellent computer skills
CPR/First Aid, OSHA 10-hour, OSHA Competent Person (HFHI training)
Preferred Skills:

NC General Contractors License or Qualifier Status
familiarity with Energy Star and System Vision program requirements
prior experience with Habitat for Humanity
Physical Requirements:

Ability to work on construction sites up to 40 hours/week: lifting 75 lbs. unassisted, climbing ladders/scaffolding, working on roof and in crawl spaces, and maneuvering over uneven ground. Ability to work in an office environment up to 40 hours/week.

NC General Contractors License or Qualifier Status preferred
Familiarity with Energy Star and System Vision program requirements preferred
Prior experience with Habitat for Humanity preferred
Willingness to collaborate with other departments and team members
Work Environment
This position requires working indoors in an office environment, and outdoors on construction sites in all types of weather as needed.

Physical Demands
Ability to work on construction sites up to 40 hours/week: lifting 75 lbs. unassisted, climbing ladders/scaffolding, working on roof and in crawl spaces, and maneuvering over uneven ground. Ability to work in an office environment up to 40 hours/week.
