POSITION SUMMARY
General Maintenance Tech II will perform a variety of unskilled and semi-skilled maintenance and minor projects in buildings and structures to include foundations, sidings, roofing, framing, electrical, plumbing, and H.V.A.C. systems.
RESPONSIBILITIES
Perform corrective and preventive maintenance on all facilities Troubleshoot and repairs electrical circuits and fixtures Troubleshoot and repairs HVAC systems Repair roofing systems by replacing shingles, chalking and flashing Repair drywall by mudding and spackling Replace trim, molding and casings Repair doors, locks and jams Troubleshoot and make plumbing repairs Complete minor projects Use manual and power tools to accomplish tasks Apply paints and sealers to keep appearance optimal Assist with general clean up, including bush and tree trimming or removal, edging, painting (curbs, parking spaces), and sign and fence maintenance Assist in the safe and secure movement and storage of property Assist in the repair roadways including smoothing non-paved surfaces and filling potholes Replace air filters regularly Other duties as assigned
QUALIFICATIONS
High School Diploma or equivalent is required Must possess a valid driver's license and a clear driving record for the last three years Must be willing to operate Company vehicle Four years of experience in maintenance and/or construction required Effective oral and written communication skills with all levels of the organization Strong organizational skills with the ability to manage time and multiple priorities to completion Problem solving skills with an analytical thought process Ability to adapt to a rapidly changing environment Must be able to lift, lower, carry, push, or move objects up to 80 lbs. Requires intermittent standing, walking, sitting, squatting, stretching and bending throughout the workday. Requires constant use of hands and fingers to feel, handle or operate objects, tools, or controls and reach with hands and arms

WORKING CONDITIONS
Work is based in a busy training environment and subject to frequent interruptions. Frequent work outside and in inclement weather conditions is required, including heat, cold and humidity. May be exposed to fumes or airborne particles, toxic or caustic chemicals and vibration. Must wear personal protective equipment as required by established Company safety standards. Normal business hours are Monday-Friday 7:00 am to 4:30 pm, however some extended hours or weekends may be required, and work schedule will vary.
