Job Description:
The General Manager is responsible for the overall success of the lease-up property including the retail management. They maintain all the duties as a Property Manager with the main focus on lease administration, construction management, marketing, and tenant relations of the property. The position of General Manager reports directly to the Regional Manager.
DUTIES and SPECIFICATIONS:
The General Manager's primary responsibilities shall include but not be limited to the following:
Oversee the operations of a lease-up deal with the main focus on leasing the apartments.Assist with development and implementation of marketing plan including extensive work on social media campaign for the property, community events, signage and outreach.Participate in construction and weekly owner calls.Oversee Retail Management for the property.Prepare necessary forms and train team members on processes.Assist RM with the preparation and implementation of the annual budget.Participate in selection of vendors used at property and look for opportunities of cost savings.Recruit and retain residents.Service the day-to-day needs of the residents.Schedule, organize and host regular resident activities/services.Takes escalated service requests and works with property team to ensure adherence to customer service standards.Works with on-site staff to insure that resident issues are dealt with in a timely manner and that proper follow-through is done.Track expense and ensure rents are collected and deposited timely.Maintain/report accurate records and property activities.Responsible for the purchase of all supplies.Following proper monthly reporting schedules for Accounting Month End, Leasing Month End, End of Week Reports, Property Summary Reports and Owners Reports.Schedules site visits regularly.Hire, train and develop an effective, proactive team that works together to achieve property objectives such as higher traffic numbers through new avenues of marketing through newspaper articles.Counsel, coach and review performance of the staff as necessary and as required by company policy and procedure.Promote a positive attitude and motivate leasing staff to meet monthly leasing goals.Identify, through market research, those properties which are under-performing and report those findings to the Regional Manager.Ensure that resident buildings, common areas and grounds are maintained according to property objectives.Inspect move outs with the Maintenance Supervisor to determine the cost of repairs and the time needed for the apartment turn.Daily review the detailed outstanding service request report.Communicate with the Owner as needed regarding goals and objectives.Ensure adherence to community compliance with all applicable laws, codes and ordinances.Ensure adherence to company safety standards, policies and procedures.Participate in industry related functions such as dinner meetings and continuing education seminars sponsored by local apartment associations.Assist in the efforts to increase ZRS MANAGEMENT's third party management operations.Direct and schedule work for all the staff.Submit the biweekly payroll timely.Comply with Fair Housing requirements and laws.Any other tasks assigned by the Regional Manager, the Regional Vice President or the Vice President.

QUALIFICATIONS:
Post-secondary education is a must preferably in units in business, property management or architecture.
WORKING CONDITIONS:
General Managers work in an office environment. They sometimes work outside inspecting properties and supervising workers and contractors. They work normal business hours, although long hours and evening meetings are required. They may be required to deal with emergencies on weekends and holidays. This position is required to work one weekend per month. In addition, a beeper may be required to assist with on-call status. This position will involve light travel for training and education seminars.
