Responsibilities Related Ross is seeking a General Manager to oversee our new class A commercial lifestyle office, One Flagler, nearing completion of it's development phase. The General Manager (GM) will be responsible for managing the overall property operation, financial performance, reporting, and tenant relationships. The GM must dictate the direction of the asset by understanding and managing owner and tenant requirements and expectations, property staff and contractor and vendor performance, and current trends and best practices in the West Palm Beach Class-A market. The General Manager is responsible for execution of the following objectives: Lead team of individuals across multiple disciplines to deliver Class A+ operational management service including accounting, tenant relations, maintenance and repair, security, janitorial services, landscaping, etc. Provide excellent customer service to all tenants and guests through pro-active, results driven interactions and via execution of the Related Customer Experience program Continuously assess the asset and its resources, identifying priorities and objectives, and recommending valuable strategies to improve operational performance and service On an ongoing basis, assess operation risks and recommend strategies to mitigate them. Be proactive in advising senior management of issues/opportunities that may have meaningful economic consequence. Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property. Ensure tenant adherence to property Rules and Regulations and local/federal codes and directives. Ensure that management, property and lease files are properly maintained, and kept up to date in accordance with company policy and legal requirements. Prepare and maintain appropriate tenant lease files, records, correspondence and file notes. Manage tenant experience from execution of new tenant protocol through life of lease including but not limited to regular and emergency communication, response to tenant concerns, timely resolution of maintenance requests, assistance with unique or special needs, and provide local support for corporate department, initiatives and programs. Create, implement and manage base building SOPs and best practices ensuring all building functions clearly understand duties and responsibilities In coordination with Asset Manager and with consideration to other portfolio based initiatives, lead operational procurement and contracting, including bid processes, negotiation and service delivery In coordination with the Director of Engineering, execute large scale capital projects to maintain and enhance property value In coordination with Marketing, manage special events including common area activity, tenant outreach and holiday décor. Lead expense management efforts, including continual assessment of contracts, services and other property functions Create annual budgets and analyze financial statements on an on-going basis throughout the year, including preparing variance reports and performing reforecasts to revenue, expenses and capital expenditures Build and maintain strong relationships across the organization, ensuring honest, timely and transparent communication Ensure deliverables of the highest standard while managing all legal and safety considerations Qualifications Minimum of 10 years relevant experience in Operations Management. Experience in operational management of Class A commercial asset(s) is desirable. Experience in hospitality industry and / or hospitality background is desirable.
