SUMMARY

The General Repair Technician III is responsible for handling service calls, as well as monitoring, maintaining and repairing systems, equipment and installations that are not the responsibility of a specific trade. This technician may also be called upon to support the team leader by coordinating certain inspections or work with third-party service providers, whom he or she may accompany as required. All tasks must be carried out in accordance with established practices and processes.

KEY DUTIES & RESPONSIBILITIES

Facility maintenance activities:

Service calls

Respond to assigned service calls and follow up with the property management team. Contribute to improving tenant satisfaction by ensuring quality workmanship.

Preventive maintenance

Inspect and maintain systems, equipment and facilities that are not the responsibility of a specific trade. Coordinate contractor visits and accompany them when a third-party supplier is required. Where possible, make recommendations on system maintenance to improve the effectiveness of the preventive maintenance program. When necessary, support the operations team in carrying out other types of preventive maintenance.

Corrective maintenance

As required, perform or coordinate with a third-party supplier troubleshooting and repairs to systems, equipment and facilities. Support the operations team, as required, in carrying out other types of repairs as needed.

Administrative activities related to facility maintenance:

Receive, implement, track, monitor and report on maintenance and repair work in the work order management system, including progress and resolution notes.  Record resolution data in the Maintenance Management Services database.  Support the Team Leader, as required, in receiving inspection reports from third-party suppliers and integrating them into the database. As required, administer and monitor service contracts assigned by the Property Manager (inspections, etc.).

Health and safety activities:

Support the team leader in coordinating and receiving work permits for various jobs. Report any incidents/accidents observed in accordance with the various procedures in place. Participate in various training and awareness-raising activities on occupational health and safety issues.

EDUCATION, JOB-RELATED YEARS OF EXPERIENCE & QUALIFICATIONS

High school diploma and/or vocational training and/or certification or license. Good knowledge of facility operation and maintenance processes and practices Demonstrated ability to maintain, troubleshoot and repair (as per applicable qualifications) mechanical and other building systems and equipment Strong environmental, health and safety mindset. Strong customer orientation and sense of urgency Effective communication skills for relay, exchange, feedback and clarification of data. Must be able and willing to work shifts, be available for emergency/standby calls and emergency calls as they arise. Must strictly adhere to health and safety policies, including the wearing of required personal protective equipment (PPE) Must be able to obtain appropriate security clearance
