Housing Assistant
Job Description Housing Assistants in the Administrative Hearing Division handle a high-volume caseload of termination of tenancy cases stemming from Non-Verifiable Income, Chronic Rent Delinquency and/or other breaches. Responsibilities include, but are not limited to the following: - Act on requests from Property Management to advance Termination of Tenancy cases against tenants who have failed to file annual affidavits of income, failed to permit apartment inspections, and other tenancy obligations. - Maintain a full schedule, meeting with tenants each day conducting virtual and in person conferences at Office of Impartial Hearings located 803 Atlantic Avenue leading to administrative hearings. - Negotiate stipulations of probation and or settlement ensuring compliance with NYCHA rules and regulations. - Prepare specifications of charges, notices of hearing and calendaring cases. - Perform data entry into the Law Department databases. - Update the Siebel database with hearing dates. - Perform outreach to Property Management for case review including rent adjustments, interim changes, grievances, family service referrals for compliance. - Obtain compliance from tenants on outstanding violations of lease obligations. - Refer cases for hearing. - Prepare and review evidence files for matters that will go before the Impartial Hearing Officer. - Perform case tracking, data entry, filing and administrative duties related to case maintenance. Note: Employees are required to maintain confidentiality in all NYCHA proceedings. A four-year high school diploma or its educational equivalent, approved by a State's Department of Education or a recognized accrediting organization and four years of satisfactory full-time experience in housing management at a development or developments containing at least 150 apartments, performing any one or a combination of the following duties: interviewing applicants; determining eligibility; gathering and evaluating information to resolve complaints; collecting rents; and/or resolving tenant related problems; or 3. A satisfactory equivalent combination of education and experience as described in "1" or "2" above. Undergraduate college credit may be substituted for experience on the basis of 30 semester credits from an accredited college for one year of satisfactory full-time experience. However, all candidates must have a four-year high school diploma, or its educational equivalent EXPERIENCE IN WHICH TASKS PERFORMED ARE PRIMARILY CLERICAL, SECRETARIAL, RECEPTIONIST, AND/OR ACCOUNTING IS NOT ACCEPTABLE. EXPERIENCE THAT INCLUDES ONLY INCIDENTAL CONTACT OR INTERACTION WITH TENANTS IS NOT ACCEPTABLE.
