JOB SUMMARY

The Housing Choice Coordinator facilitates the operation of accepted voucher holders residing in Progress homes. The HC Coordinator works in partnership with Progress Rental Operations global and local market teams to ensure goals are met and compliance with program regulations, quality standards and operating objectives as established by the Company and the compliance/legal team are followed.

This position provides support and portfolio management on all activities associated with the voucher program; including but not limited to accurate submittal of RTA packets, coordinating inspections with the Housing Authority and local markets, ensuring all contracts are up to date and on file, ensuring payments are received in a timely manner, ledgers and accounts are reflecting accurately, and renewals. The HC Coordinator is a Progress ambassador-cultivating positive relationships with prospects, applicants, residents, local market team members, central departments, rental operations team and Housing Authorities across the nation. 

ESSENTIAL FUNCTIONS

Serve as the primary point of contact for local markets, central departments, and Progress Rental Operations teams regarding the Housing Choice Voucher Program.

Maintain a high standard of customer service and competency across all portfolio management interactions; both orally and in writing.

Ensure that requirements by the HUD program and other local requirements are being met - including timely submission of all necessary documents and or deficiency corrections to the HUD program, ensuring zero abatements.

Facilitate all inspections with the Housing Authority and local markets for new move in’s and recertifications.

Keep accurate records of all associated documents; including but not limited to, RTA packets, contracts, annual inspections, deficiency letters, and change of ownership.

Maintain familiarity with provisions outlined in standard lease documents and consistently uphold an understanding of resident rules and regulations.

Proactively engage with residents during the early stages of their tenancy to promote and ensure their success.

Conduct communication and collection efforts regarding resident delinquency to promote portfolio stabilization.

Meet monthly Key Performance Indicators (KPI’s) and adhere to the policies and procedures as set by leadership .

Develop positive relationships as the ambassador with prospects, applicants, residents, local market team members, central departments, rental operations team and Housing Authorities across the nation.

May be required to work from local market office or visit local Housing Authorities

Carry out other duties as assigned that are in the best interests of the company while being a champion for Progress Residential’s Core Values

QUALIFICATIONS

High School Diploma or equivalent

2 or more years of previous property management experience in either the single family or multi-family rental industry

Previous use of Yardi Voyager and Salesforce a plus

Previous experience with Housing Authorities and the Voucher Choice Program (not required but a plus)

Ability to build and maintain positive relationships internally and externally.

Possesses strong organizational skills and is detail oriented.

Ability to thrive in a dynamic, fast-changing, growth environment.

Fosters teamwork and mutual respect throughout the company

Interacts productively in person and through technology with co-workers, team members.

Excellent oral and written communication skills.

Computer literacy, ability to comfortably navigate new technology and competency in MS Office suite a must.

Ability to travel (less than 25% a year)
