Description
TheHousing Maintenance Coordinatorcoordinates all aspects of the Housing Program, housing apartment repairs and maintenance. Keeping all the apartments in good repairs, functionality, and habitable condition. Supervising the Housing Maintenance Technicians and managing all aspects of the apartment’s repairs, the care and maintenance of the service vehicles.
Essential Job Functions
The following duties are mandatory requirements of the job:
+ Supervisory and managerial skills, working alongside supervises, going on service calls – hands on approach.
+ Ensures all supervisees adheres to all safety guidelines, GMHC and housing protocols, policies, and procedures.
+ Proven knowledge, ‘know-how’ and ability to perform all aspects of building / apartment repairs and maintenance, including but not limited to, plumbing, electrical, flooring, lighting, painting, spackling, locks, cleaning & sanitizing.
+ Use of power tools and ladders safely.
+ Ability to problem solve, troubleshoot, and come up with appropriate / correct repairs for various situations encountered.
+ Assist tenants when feasible with small items to move, arranging apartment for efficiency and functionality.
+ Ensure work orders are addressed in order of priority, planning, & execution to completion.
+ Input and pick up daily work orders from the computerized system, delegating appropriately and procuring necessary supplies before going out on a service call.
+ Serve on the fire brigade – requires training by GMHC authorized personnel that will be helpful when working with tenant from a fire safety perspective.
+ Know how to read MSDS sheets, knowing the appropriate and proper application of all chemicals.
+ Knowledge of exterminating & vermin control, recognizing, understanding, when to assist and when is Landlord problem.
+ Ability to safely drive and handle a service van. Vehicle safety checks, oil, fluids, tire inflation, keeping the vehicle in good working order, bring to service company for regular scheduled repairs and maintenance.
Other Responsibilities
+ Follow set repairs & apartments work protocol in GMHC Property and Maintenance Manual.
+ Learn GMHC’s TRIAD – which compromises of completing monthly reports, Data Driven Administrative Supervision, Dashboards, Work Plans, Continued Quality Improvements.
+ Maintaining maintenance supplies, tools and inventory needed to complete tasks, always Keeping vans fully stock.
+ Follow GMHC ordering procedures and following set protocol in receivables.
+ Must be organized and could keep files and records electronically, of the work, reports, supervision of subordinates.
+ Practice universal precautions and all safety measures, always ensuring subordinates are always working safely.
+ Be observant of apartment conditions and assess living conditions of tenants – reports all, issues, hazards (fire, trip, safety, etc.) concerns, red flags to supervisor.
+ GMHC has a host of training relevant to the work we do for compliance and enhance understanding of the work GMHC does, and the population served.
+ Must respond to extreme emergencies 24/7, may include coming to work on weekend or when off duty.
+ Ability to lift 50 / 60 pounds or more.
+ All duties onsite and offsite as assigned supervisor.
Requirements
Education, Certification, License & Computer Skills
+ High School Diploma, or High School Education, or read and write enough to perform essential job functions.
+ Demonstrable, proven experience in all aspects of the above job description.
+ Some PC skills, use of Microsoft suit or products entry level or higher, word, excel, power point, outlook, teams, one drive, publisher,
+ Valid and unexpired driver’s license maintained throughout tenure.
Special Skills and Knowledge
In addition to the above-listed job responsibilities and educational requirements, the ideal candidate for this position possesses most or all the following:
+ Self-motivated, works independently with minimal supervision, reliable and punctual.
+ Experience in janitorial, cleaning, use of cleaning chemicals, sanitizing, plumbing, electrical, painting, spackling locksmith, all types of flooring, and general maintenance work.
+ Work with others, staff, and coworkers in a team dynamic.
+ Filling out reports, including incidents or work sheets, electronically (via tablet, PC using program) and manually.
+ Use of cell phone, GPS, and tablet to retrieve work orders and update, keeping track of all work.
+ Organizational skills, keeping track of maintenance work and promptly closing out tickets.
+ Customer service, warm, welcoming, and approachable, courtesy, respect, professionalism, ability to deescalate and diffuse situations, staying calm under stressful situations.
+ Ability to listen and follow instructions in carrying out duties precisely as outlined by GMHC and supervisor.

Salary range $55,000 - $60,000
