HVAC Controls Mechanic

To provide basic daily maintenance for University buildings and equipment.

Installs, maintains and repairs HVAC controls, including pneumatic, electric and electronic controls.  Monitor campus activity schedules for making changes to heating and air-conditioning systems to optimize energy conservation.Use building control systems to identify equipment not performing properly and initiate repairs.  Self- perform these repairs if possible and if not, initiate activities to get work performed.Troubleshoots and repairs HVAC control problems, including dampers, coils, HVAC steam related controls, small air handling equipment and all types of valves.  Adjusts and calibrates pneumatic/electronic devices to balance the HVAC systems. Inspects and services controls on a scheduled basis. Responds to service calls and troubleshoots problems.Prepares estimates for the repair and/or installation of new HVAC systems and makes recommendations for such repairs and services.Troubleshoots and tests controls using test gauges, amp meters, hydrothermographs and computers. Provides preventive maintenance activities, diagnoses equipment malfunctions and operating efficiency of mechanical equipment.Lubricates all moving parts and bearings of mechanical equipment. Cleans and services electrical controls, condensers and filters when necessary.Assists with the maintenance of cooling towers. Performs work on minor construction or remodeling which includes installing evaporative coolers, fan coil units, pumps, exhaust fans and air compressors. Troubleshoot lighting control systems to ensure proper operation.  Replace and program devices as required.  Schedule lights on/off as necessary in areas where activities require suspension of automated on/off functionality.  Restore automated functionality at the conclusion of activities.Assists and receives training in the repair and maintenance of a wide variety of HVAC equipment. Create work orders on areas or, equipment as necessary to ensure proper records are maintained and equipment is properly cared for.  Communicate with fellow technicians when necessary to restore equipment to design specifications. Assist in emergency response and after hour’s repairs as needed.
