I. Major Responsibilities:

1. Cleans, repairs, troubleshoots, sets up and operates HVAC equipment.
2. Makes adjustments to assure efficient operation while controlling humidity, volume, velocity and system balancing.
3. Interprets readings from gauges, meters, recording devices and computerized HVAC control systems.
4. Maintains filter change and HVAC unit preventive maintenance documentation.
5. Participates in discussion of heating or cooling system malfunctions with users to isolate problems or to verify that repairs corrected malfunctions.
6. Evaluates and recommends of the repair or replacement of equipment based on latest guidelines.
7. Rebuilds equipment to manufacturer’s recommendations.
8. Assures that all HVAC equipment receives preventative maintenance (PM) as scheduled. This includes but is not limited to cleaning, filter changes as needed and reviewing all aspects of the equipment to ensure it is in proper operating order according to manufacturer specifications and per Engineering departmental policy.  If problems are identified, equipment must be monitored and documented on a weekly or as needed basis until assurance that problems have been corrected.
9. Assists in care and maintenance of facilities, equipment and supplies.  
10. Maintains work area in clean, orderly and safe condition.  Maintains equipment in good working order, makes minor repairs as necessary.  Reports any hazardous conditions or equipment breakdown immediately to supervisor or others.  Orders and maintains assigned supplies.
11. Seeks to understand and meet and/or exceed the needs and expectations of customers. Treats customers with respect, responds to requests in a professional manner, even in difficult circumstances.  Provides accurate and timely service and communicates status in person to departmental charge person. Develops positive relationships with customers and demonstrates a commitment to quality service through statements and actions.
12. Maintains high level of productivity and carries appropriate share of the workload.  Accepts responsibility for actions and results.  Focuses on quality and expends the necessary time and effort to achieve goals. Takes ownership of tasks, performance standards and errors. 
13. Alerts Director, in writing, on a dated work order form, of any issues with equipment that may need repair, replacement, service, etc.
14. Maintains current required license necessary for job.  Performs work according to local, state and federal code.
15. Documents all job tasks according to departmental policy, either on a work order form or in daily calendar with the following information:  location of job (building, dept, entity, suite #, etc.), parts needed and order status of parts, date completed, name of staff person who completed job, total time to complete job.
16. Assures a safe environment for patients, visitors and staff is maintained.  Work area is kept neat, clean and hazard free during job assignment and upon completion of job. 
17. Complies with established departmental policies, procedures, and objectives.
18. Demonstrates use of quality improvement in daily operations.
19. Complies with all health and safety regulations and requirements.
20. Uses work time efficiently, works in a positive manner, is a team worker.  Does all work from start to finish with a “gold standard”.
21. Takes responsibility for ensuring that all work outcomes satisfy the UMass Memorial Health System True North.
22. The individual must support the mission, vision, and goals of HealthAlliance-Clinton Hospitals and serve as a role model for CARES values.
23. Demonstrates excellent attendance and actively participates in a variety of meetings and training sessions as required.
24. Demonstrates a friendly, responsive, service-minded attitude to all internal and external customers.

33. Complies with required health, safety and HIPAA requirements.
34. Respects diverse views and approaches and contributes in maintaining an environment of professionalism, tolerance, civility and acceptance toward all employees, patients and visitors.
35. Performs other similar and related duties as required or directed.

II. Position Qualifications:

License/Certification/Education:
Required:
1. High School Diploma
2. Recovery License, Refrigeration Technician License and Massachusetts driver’s license

Preferred:  
1. Technical education/certification in a related field desired.

Experience/Skills:
Required:
1. Knowledge of heating and ventilation on small and large systems.
2. Exceptional customer service skills.
3. Ability to read, write and speak clearly in English.
4. At least two years of experience with HVAC units 1 ton to 10 tons.

An equivalent combination of education and experience which provides proficiency in the areas of responsibility listed above may be substituted for the above education and experience requirements.
