Summary:
The HVAC Mechanic reports to the Maintenance and Repair Supervisor. Under general supervision is responsible for the preventive maintenance repair and upgrades of HVAC systems which includes but is not limited to ability to trouble shoot repair and install heating air conditioning and refrigeration units as necessary. Responds to all trade problems for the Property Management Department on off-shifts and weekends.
Responsibilities:
Develops and maintains a preventative maintenance program for all mechanical systems.
Diagnoses problems and performs repairs on various mechanical and electrical equipment in HVAC systems.
Performs preventative maintenance on various mechanical and electrical equipment in HVAC systems. Checks and changes filters and belts on a regular basis. Performs routine maintenance as scheduled on all equipment such as air handling units pumps etc.
Makes daily inspections of all pumps air-handling units refrigeration units air conditioning and ventilation units in all machinery spaces. Makes spot repairs and adjustments to systems as necessary and/or notifies Facility Manager of any problems i.e. downed equipment floods leaks or any irregularities regarding HVAC equipment and public safety on Lifespan property.
Makes necessary repairs to malfunctioning equipment such as replacement of fan belts replacing pumps replacing motors and repairing and recharging refrigeration and air conditioning systems.
Records readings repairs and adjusts controls on HVAC systems including pneumatic discharge controllers and thermostats.
Assists in the installation removal and storage of heating ventilation and air conditioning equipment and complies with CFC regulations regarding removal storage and disposal of all refrigerants.
Requests equipment and supplies for the purpose of maintaining inventory and ensuring availability of items required to complete repairs and maintenance of equipment.
Responds to emergency situations during or after hours for the purpose of resolving immediate safety concerns.
Assists in the seasonal overhaul and transition of systems from heating to cooling and vice versa.
Participates in snow and ice removal operations.
Maintains daily log of requests for service work performed and time and materials expended.
Perform other related duties as required.

BASIC KNOWLEDGE:
Knowledge generally acquired through completion of one to two years formal training in heating ventilation and refrigeration or equivalent.
Completion of three years accredited Apprenticeship HVAC Program. Requires City of Providence Refrigeration Operators License and the State of Rhode Island Refrigeration Journeyman License.
EXPERIENCE:
Five years of documented employment at the journeyman level.
Ability to install troubleshoot and repair heating ventilation refrigeration air conditioning and related systems.
Must have a good driving record meet and maintain the appropriate and valid driver licenses in order to operate a motor vehicle as required by the Fleet Motor Carrier Safety Regulations and in accordance with the Lifespan Fleet Risk Control Policy
