Job Summary

We are looking for a HVAC Technician to join our team at JLL!

The HVAC Technician must be able to perform maintenance, troubleshooting, repair, and monitoring of HVAC and Mechanical Systems.

Primary Duties:

Performs operations, repairs, and maintenance of all HVAC equipment and any systems that deal with heating ventilation and air conditioning to include the following critical systems: chillers, boilers, cooling towers, air handling units, heat exchangers, pumps, valves, VAV boxes and other mechanical HVAC systems.Perform all work using the proper safety equipment and in a safe and efficient manner.Respond to a wide range of mechanical problems, troubleshoot and repair.Document problems encountered and communicate these through electronic work order systems, email, chat, and voice systems.Operates systems in a safe and efficient manner in accordance with government regulatory compliance and standard operating procedures.Performs predictive, planned, preventative and reactive maintenance as well as conducting equipment rounds and service requests as directed. Performs maintenance in accordance with the CMMS plans. Assist with the development and improvement of preventative maintenance programs, schedules, work instructions, SOP’s and operational procedures.Demonstrating the proper use and care of tools and instruments.Ability to perform visual and operational inspection of associated equipment and interprets specifications, blueprints and job standards to perform assigned duties.Recommends measures to improve equipment performance and suggests changes in working conditions and use of equipment to increase efficiency of department, shop, or work crew.Provide general labor services throughout all areas maintained by the Facilities department including cleaning and organization of designated work areas.Successfully complete training and demonstrate an ability to perform equipment monitoring and operational checks on utility equipment.Complies with departmental policy for the safe storage, usage, and disposal of hazardous materials.Maintains all codes, laws and regulations through the JLL compliance program. Maintains a clean and safe workplace.Interacts well with others in a team environment including Maintenance, Engineering team members, Vendors, as well as other internal / external customers.Team player with the desire to foster teamwork to help create a positive working environment.Be able to work independently and follow escalation policy if needed. Actively participates in technical and safety training programs.Performs additional duties as directed.

Job Requirements

Must be able to read and understand mechanical blueprints, electrical schematics, equipment specifications, and O&M’s.Have experience with building/system controls.EPA Universal 608 and valid driver’s license required.

Knowledge and Skills

Have knowledge of the basic PC skills along with common applications associated with interoffice communication.Experience in oral and written communications in a concise and timely manner. 

Work Environment

Wear PPE such as safety glasses, hearing protection, arc flash / shock protection, fall protection, or other PPE as required.Work overtime when necessary and work varying shifts, including on-call program.Lift up to 50 lbs., climb ladders, work at heights to perform job functions as needed.Crawl, kneel, stoop and work in small spaces.

Education / Experience

Minimum of a high school diploma and trade school or apprentice program.5+ years of experience in all aspects of HVAC systems, building engineering with a strong background in technical aspects of machinery, plumbing, electrical, equipment repair and maintenance.Mechanical licenses preferred.Have working knowledge of CMMS systems is preferred.Excellent customer service skills mandatory.Good interpersonal skills, ability to communicate well in both oral and written reports.
