Job Summary: HVAC Technician position is responsible for work of complex difficulty in operation, maintenance, modification, troubleshooting, and repair of facility HVAC systems which include all components related to commercial/industrial grade heating, ventilating, and air conditioning (HVAC) systems and multi-zone systems that incorporate pneumatic, electronic, and/or programmable logic controls and Process Equipment Systems. Assists in the repair of Building Automation Systems, Fire Protection Systems, Security Systems, Utility Plant Systems, Lighting, Building Maintenance, and other tasks as they apply to demands of the department.
HVAC Technician I - Entry level HVAC technician 0 - 3 years of experience.
All positions reports to the Maintenance Supervisor/Manager.
Key Responsibilities & Essential Functions:
Operates, maintains, installs, repairs, replaces, troubleshoots, test and responds to routine and emergency service calls as they relate to HVAC systems and its components (heat recovery systems, cooling coils, steam humidifiers, heating coils, condensate return systems, hot & cold water systems, pumping systems, air handlers, exhaust fans, VAVs, CVs, air compressors, steam traps, PRV stations, and building automation system) and Process Equipment and its components (autoclaves, tunnel washers, bottle washers, and rack washers). Perform Preventive Maintenance inspections and services on HVAC and Process Equipment Systems according to established schedule and provide input for upgrade or modification. (40%)Assists in the design, installation and commissioning of new and modification of existing HVAC and Process Equipment Systems and its components. (20%)Assists with maintenance and operation of Building Automation System, Fire Protection Systems, Security Systems, Utility Plant Systems, Lighting, Building Maintenance, and other tasks as they apply to demands of the department. Provides immediate diagnosis and remedy to plant issues and/or contacts formal on-call maintenance personnel and/or contractors for assistance. (20%)Provides training and mentoring to others in the operation and repair of HVAC & Process Equipment Systems and its components. Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices. Provides general clean up, housekeeping, and maintenance of machinery & electrical spaces. (10%)Utilizes CMMS to track and preventive and corrective maintenance tasks and create work orders. Provide detailed written and oral reports / presentation on equipment utilization, round sheets, records, and daily pass down logs for internal use along with state and federal agencies. Develops new and improves existing SOPs to effectively document processes and procedures. (10%)
May require rotating on-call status and occasional shift work including nights, holidays and weekend. Requires ability to work scheduled and unscheduled overtime as required. May require occasional travel for reasons such as training or project support. Other miscellaneous duties may be required to be performed based on needs of the day.
Other Knowledge, Skills, and Abilities:
Knowledge of HVAC systems that incorporate pneumatic and digital control systems, and computer-based Building Automation System (BAS). Able to apply these principles to Process Equipment (autoclaves, tunnel washers, bottle washers, and rack washers). Basic understanding of Building Automation Systems, Fire Protection Systems, Security Systems, Utility Plant Systems, Lighting, and Building Maintenance.Ability to read schematics, blueprints, technical manuals, engineering drawings, wiring diagrams, sequences of operations, control drawings and control loops.Ability to diagnose and repair HVAC components, programmable Building Automation Controls and monitoring systems.Ability to prepare engineering documents, specifications and cost estimates for projects.Ability to read, understand, follow, and enforce safety procedures.Ability and willingness to rapidly learn new technical skills and apply them in the maintenance and operation of the facility. Analytical ability for problem solving and to communicate effectively with others in writing and verbally.Ability to enter man-holes, vaults, and other classified and unclassified confined spaces. A respirator and/or specialized personal protective equipment may be required to access certain confined spaces. Certification in confined space entry or ability to qualify within 6 months.Certification Requirements: Trade licenses & certifications will be held in high regard. Certification in confined space entry or ability to qualify within 6 months.
