Location: Project Manager Experience: 3 to 6 years Location: R.T.Nagar, Bangalore Salary: Rs.3,00,000 to 5,00,000 Per annum Joining: Immediate Qualification: College or University degree in a construction related field with excellent English communication skills Function Area: Architecture, Interior Design
Job Responsibility Preparation of the project schedule. Review the project plans and specifications and comment on the building design, scheduling, possible cost savings measures and potential construction problems. Assist estimator in preparation of project budget. Prepare the general conditions budget. Assist in assembling the job site office and equipment requirements. Expedite all shop drawings and approvals. Monitor and maintain the project construction schedule on a weekly basis. Raise and discuss relevant issues at the job site meetings. Prepare & issue minutes of all site meetings. Inform the Consultant/Client of any errors,discrepancies or omissions contained within the Consultant’s design drawings. Expedite all CCN& CO (change order)costs.Maintain current CO logs. Monitor site safety and ensure that the requirements of the Occupational Health and Safety Act are enforced. Ensure completion of and track all independent testing and inspections as required. Issue monthly progress draws and Invoicing to consultant and client including final hold backs. Maintain and enforce good construction standards and quality control. Control and monitor labor, material and equipment expenses. Prepare monthly cost forecasting summaries. Prepare and expedite project deficiency lists. Builds cordial relationships with vendors, contractors Contribute to Business Proposals / Presentations. Ensuring accuracy & coverage of pre-project estimation-costing w.r.t checklist, negotiation feedback & SM feedback. Ensuring profitability thru' Rate Analysis. Considering materials and costs according to set budgets and negotiating project fees
Desired Profile Candidate should be good at multi-tasking and Pleasant personality. Candidate must be self-motivated, energetic, team player with a flexible and adaptable approach to work. Negotiation of rates. Monitoring the post contract activities. Should possess good working knowledge in billing and planning functions. Knowledge in BOQ, Billing, Reconciliation, Estimating quantities for interior scope of works. Keeping up to date with new developments in the design industry. Knowledge of Auto-Cad is must. Co-ordination with Client / Consultants / Designers from concept to final stage. Scheduling of project and management of site.
