Title: Intern, Development 

 

Reports To: Development Manager

 

Position Summary: As Intern, Development, you will have the opportunity to work closely with our development team on land entitlement projects across Canada. You’ll be involved in various stages of the development process, from the due diligence/feasibility stage to the submission/processing of planning applications. This is great opportunity for anyone looking to kickstart their career in urban planning and land development. We are looking for a highly motivated and enthusiastic individual to support our team and gain hands-on experience in the industry.

 

The Intern, Development will be primarily responsible for various administrative tasks to support the Development Team. Key tasks may include planning policy monitoring, development application monitoring, and/or tracking of changes to development charges and other development finance tools. The Intern, Development may also assist the development team with invoice and budget tracking for respective projects, collecting and summarizing consultant proposals for team consideration, and other administrative duties as assigned.

 

Responsibilities:

Distill and clearly present planning legislation, policy and/or regulation amongst the development team on an as needed basis.  Support our team with site evaluations and due diligence activities by collecting, summarizing, and distributing planning and development finance legislation, policy, and/or regulation. Collaborate with the team to track project timelines, budgets, and key milestones. Participate in meetings with project consultants, including architects, engineers, and planners.Assist with the coordination and submission of a range of planning and development application packages and documents to approval authorities and other stakeholders.Assist in the collection of market research and/or financial feasibility inputs, in collaboration with other internal teams, to support the development of project proformas related to existing assets, conversions, and/or new development. Perform other supportive duties as required.

Qualifications:

Currently enrolled in an Urban Planning, Real Estate, Architectural, Construction Management, or equivalent, post-secondary program.0-1 year experience in a land use planning and/or land development environment. The ability to define, compare/contrast, and interpret information from relevant provincial planning or housing bills, Official Plans, Zoning By-Laws, Development Charge By-Laws, Parkland Dedication By-Laws (or their equivalents in other Provinces) etc.Ability to read technical building plans, architectural drawings, and/or survey plans to assist with the coordination of various construction and/or development projects.Basic knowledge of construction processes or architectural design is a plus.Excellent computer skills – Outlook, PowerPoint, Adobe Acrobat. Knowledge of 3D modelling software, such as RatioCity, would be an asset. Personable, not afraid to ask questions, and a demonstrated ability to build strong relationships with colleagues.
