Job Overview
+ Under the supervision of the Executive Vice President, this role provides essential support in the daily operations of the department. Responsibilities include assisting Directors with the Historic Preservation, Aspire, Brownfields, and Cultural Arts Facilities Expansion (CAFE) tax credit programs, preparing promotional and guidance materials, preparing review documents, and coordinating and moderating meetings.
+ This role supports NJEDA's mission by collaborating with professionals to develop and implement innovative solutions that enhance New Jersey's economic well-being. The position contributes to addressing economic challenges and offers experience in real estate projects, program analysis, and stakeholder engagement.
+ The ideal candidate should have an interest in economic development and public-private partnerships, with a self-starter attitude for working independently. Basic knowledge of the real estate industry and NJEDA tax credit programs is preferred. Effective communication skills are essential, along with strong organizational and multitasking abilities.
This is a paid internship.
Responsibilities
Duties
Daily Tasks and Responsibilities:
+ Disseminate technical information and provide general guidance about EDA's Real Estate tax credit programs to various stakeholders.
+ Collect, update, and maintain data and reports, including using the CRM system, to track real estate tax credit programs.
+ Support department staff and Selection Committee during the evaluation period for competitive tax credit programs.
Projects:
+ Assist in outreach activities to promote EDA’s real estate tax credit programs.
+ Work closely with Real Estate Directors on industry issues, initiatives, and policy discussions.
+ Conduct research on real estate tax credit policies and programs and write policy memos.
Goals and Objectives:
+ Enhance the accuracy and comprehensiveness of the data and reports regarding tax credit programs.
+ Improve outreach and dissemination of information to increase awareness and participation in EDA’s programs.
+ Develop clear policy recommendations through research and analysis.
Collaboration and Cross-Divisional Interaction:
+ Collaborate with team members and other departments to support program initiatives and policy discussions.
Reporting Structure:
+ Report to Real Estate Directors while handling assigned tasks and projects.
+ Exercise some decision-making independence under the guidance of supervisors.
+ Must complete annual self-assessment as required.
+ Performs other duties and special projects, as assigned.
Qualifications
Skills and Qualifications
Technical Skills:
+ Proficiency in data analysis and preparation of data visualization materials for leadership.
+ Proficiency in Microsoft Office Suite and ability to learn new software packages.
+ Basic knowledge of the real estate industry and NJEDA tax credit program, preferred.
Soft Skills:
+ Strong initiative and self-starter attitude; comfortable working independently and managing multiple tasks with minimal supervision, while maintaining confidentiality and professionalism.
+ Effective communication skills; proficient in grammar, spelling, and editing, fostering strong interactions with professionals and EDA staff.
+ Highly organized and detail-oriented, able to prioritize workload, analyze data, and prepare documentation and visual materials for leadership, promoting a cooperative and customer-focused team environment.
Certifications:
+ None, required
Experience:
+ No work experience is required, however, experience in a professional setting, is preferred.
+ Advanced degree or industry specific certification may be substituted for 1 year of experience
Education:
+ Enrollment in an accredited degree program with a concentration in Real Estate, Construction Management, Legal, Policy, Planning, Environmental, Historic Preservation, Architecture, or closely related field.
Software/Tools Proficiency:
+ Ability to learn new software packages, required.
+ NJEDA utilizes Microsoft as the core application platform and proficiency in the Microsoft Office Suite is preferred.
Additional Information
+ Minimal physical demands and ability to work out normal business hours
+ Travel expected when necessary for business operations
Certificates and Licenses Required
+ Staff are required to possess a driver's license valid in New Jersey only if the operation of a vehicle, rather than employee mobility, is necessary to perform the essentials duties of the position.
