The Investment Manager position will be an integral member of the Investment Services Group, supporting the regional transactions team in all aspects of activities as described below.

Essential Functions and Responsibilities:

Work closely with the Investments SVP and VP on all aspects of the acquisition process, including underwriting and related analysis (assessment of rent roll, historical financial statements, insurance, tax, and capital expenses), due diligence, financing, legal documentation, and closing

Create detailed pro forma financial models to analyze potential acquisition opportunities and write thorough investment committee memorandums to clearly communicate the investment strategy

Facilitate and coordinate transactional, property-level information flow between internal and external constituencies, including Operations, Accounting, Construction, Marketing, Portfolio Management, investment sales brokers, and lenders

Prepare hold/sell analysis, including discounted cash flows and IRR calculations for Bell owned assets

Prepare analyses and consolidate information for investment and portfolio management presentations

Evaluate local markets using market research data to identify changes and trends, and the related impact on real estate values and investment strategies

Participate in the disposition process and assist with sell-side due diligence coordination, information tracking, and closing

Help prepare marketing materials and create presentations for internal Bell Partners meetings, as well as industry events

Assist with special projects and ad-hoc information requests

Knowledge, Skills and Abilities:

Must have strong financial modeling skills including understanding of structuring cash flow models, IRR analysis, discounted cash flows, valuations, and property level cash analysis

BA or BS required, preferably in finance, real estate or related field

2+ years of commercial real estate or financial analysis experience.

Must have knowledge of real estate accounting and financial statement analysis

Demonstrate base understanding of the real estate industry with a demonstrated interest in a career in real estate investment and/or asset management

Must have exceptional analytical, writing, and research skills, and a high level of attention to detail and accuracy

Must be highly organized, able to prioritize multiple concurrent projects, and be able to independently identify and solve key business problems

Must be self-motivated, resourceful, and proactive, both with respect to managing workload and professional development

Must demonstrate Bell Core Values and work and fit well within the company culture

Demonstrate proactive interpersonal skills (motivates team members or buyers/sellers in a positive manner)

Compensation Range

Annual Salary: $115,000.00 - $135,000.00

Incentive compensation opportunities are available and are performance based.
