Job Description
Overview
The Land Acquisition Manager works closely with the Divisional Land Team and Executive Team to successfully manage and perform the analysis/underwriting requirements necessary to acquire new land opportunities in the Central Texas Region. This position is expected to operate in a team environment
Key Deliverables
Analysis
Conducts financial analysis of development and investment opportunities, including the creation of detailed pro-forma and financial models; actively maintain the models to ensure they are accurate and up to dateCoordinate with Land and Finance on Business Plan updatesReview valuations on a quarterly basis based on home values, fee updates, etc.Provide analysis of risks and opportunities moving forwardDensity Analysis: Create and maintain a matrix for values per acre by density and location Ongoing updates based on identified Target Market AreasFinancial analysis of new development opportunitiesExperience in financial modeling, what-if scenarios, rolling forecasts and budgetingLand Acquisition
Partner with the VP of Land and Director of Land on new acquisition opportunities from brokers and landownersManage weekly agenda for acquisition meetingsResearch and manage/filter opportunities provided from your own research, including referrals from our internal team, brokers, and other contacts.Prepare underwriting assumptions and cash flow analysis for prospective opportunitiesCoordinate due diligence effortsPrepare Investment Committee memos for housing and land approvalsManages the due diligence on acquisitions under contract, develop documentation and recommendations on key findings that may affect the return and financial performance of the proposed dealEstablishes critical timelines and deadlines for tasks and activities related to the projects on hand Assists in the engagement of consultants by drafting Request for Proposals/QualificationsLeads the preparation of project approvals materials for managementAssist with due diligence analysis and capital expenditure project managementTrack Brookfield and other builder acquisitions including land purchase price and asset performanceTrack opportunities that have not transacted to determine future opportunitiesPrepare financial comparisons of Brookfield offers to purchases made by other builders to help identify areas of Brookfield competitive strengths and weaknessesData Support
Manage information with Brookfield internal data systemsIntegration of accurate information with all data platformsStrategic Land Document
Support team in collection and analysis of data updatesProvide analysis related to Target Market AreasSupport in compilation and presentation of Investment Committee, Business Plan presentations, and other final reportsWhat You Bring
Bachelors degree with preferred major in Finance, Accounting, Economics, Real Estate, or other business-related fieldMinimum of 5 years of experience in Land Acquisition, Project Management, or Finance rolesStrong Analytical SkillsExcellent communication skills both verbal and written.Financial modeling and analysisStrong organizational skills in thought and processDesire to not only accomplish tasks but to continually improve upon processesHighest level of accuracy and precision; highly organized Extremely proficient in Microsoft Word, Excel, Power Point and ProjectWillingness to work through short and unexpected deadlinesAbility to prioritize and manage multiple projects under tight deadlinesExcellent ability to handle sensitive informationPrevious experience working with senior leadership, executive management and other management levelsStrategic thought process with the ability to connect abstract concepts to identify business opportunitiesPossess a strong attention to detailAccomplish tasks by considering all areas involved to achieve the desired outcome/resultsFlexible and adaptable to rapid changeWhat We Offer
