The Manager will work directly with division senior leaders to scrutinize all property deals and find land in areas and price ranges consistent with market survey data, while optimizing the return on investment and minimizing risk to the company. **ESSENTIAL DUTIES AND RESPONSIBILITIES:** **Land Search & Acquisition** + Network with developers, brokers, municipalities, real-estate attorneys, engineers, planners, and competitors to create, build, and strengthen relationships for the purpose of acquiring land. + Use various methods to find land to place under contract, including mapping, prospecting (virtually and physically), networking, mailings, etc. + Become proficient in creating proformas for land deals that meet company thresholds. + Negotiate land purchase agreements with input from senior leaders. + Be in-tune with all land acquisition and land development activity within an assigned geographic area. **Land Committee** + Assist with compiling, analyzing and presenting data in the creation of Land Committee packages (aka feasibility packages). + Participate in Land Committee discussions. **Data Collection & Reports** + Oversee the compiling of appropriate data related to specific jurisdictions and land parcels, including but not limited to HOA and/or District obligations, taxes, cost-sharing & reimbursement structures, permit constraints, architectural guidelines, etc. + Audit KB Home's proprietary database for accurate/up-to-date information as needed. **Misc. Responsibilities** + Build and strengthen internal relationships with the Land Development, Sales & Marketing, Purchasing, Construction, Customer Service, Mortgage and Finance teams. + Lead kick-off/rollout meetings for new land deals to all appropriate parties. **EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:** **Education** + Bachelor's Degree in Business (Finance/Economics), Engineering, Real Estate, Planning, Government Relations or related field is required. + Masters Degree preferred. **Experience** + Minimum three (3) years proven land experience in acquisition, contract negotiation and relationship building + Prior management experience preferred + Home building or related construction/real estate industry preferred **Knowledge, Skills & Abilities** + Understands market and industry trends. + Demonstrated leadership capabilities including motivating teams, employee development, and being results oriented. + Ability to connect with people while developing and maintaining professional relationships. + Proven ability of being customer-centric by seeking solutions from the customer's perspective. + Strong verbal & written communication skills, with the ability to take complex concepts and communicate them accurately and persuasively. + Proven ability to lead and execute effective training sessions and conduct strong oral presentations. + Strong ability to work within a team-setting, being considerate of other's ideas with a willingness to cooperate. + Makes quick and accurate decisions based heavily on facts, data and/or metrics. + Proficient in Microsoft Word, Excel, PowerPoint, and Outlook. **Work Requirements** + Full time position with an expectation that many networking events occur after typical business hours and key job responsibilities occur in the field on a regular basis. + Valid driver's license with the ability to (a) travel throughout an assigned geographic area and (b) host land tours to both prospective partners and division/corporate leadership. + Conduct business in a professional and ethical manner. + Position is located on-site (10800 Pecan Park Blvd, Suite 200, Austin, TX 78750) #LI-onsite Find out why KB Home is attracting and retaining the best employees!
