The Opportunity:
Our remoteLand Development Intern/Co-Opwill assist Sevan'sCivil, Zoning, & Permitting (CZP)team to gain hands-on experience in the various stages of land development, including site evaluation, design, permitting, and construction processes. This internship will provide exposure to the industry-s best practices and an opportunity to work alongside professionals in construction and engineering fields. We are looking for outgoing students that want to apply what they have learned in their Urban and Regional Planning, Environmental Planning, or Land Use Planning courses to real life experiences.
At Sevan you will be part of a team that is dynamic and fast paced. Strong communication skills and a desire to be involved in all aspects of a project life cycle are a must. Problem solving skills, thinking outside the box and dealing with ambiguity are skills that we value. You will work alongside experienced individuals as well as the opportunity to operate independently.
Essential Duties and Responsibilities:
+ Assists in site evaluations, impact assessments, and geotechnical surveys.
+ Support the preparation and maintenance of project documentation, including permits, zoning applications, and site plans.
+ Collaborate with the design team to review and update development plans and assist in coordinating project designs with engineering and architectural teams.
+ Assist Project Managers in ensuring all necessary permits, zoning approvals, and environmental clearances are obtained and maintained from municipalities.
+ Assists in undertaking ordinance reviews involving research and analysis and communication of the findings.
+ Assists at the earliest stage work with Municipalities to identify and report proposed Impact Fees.
+ Assist with initiating early discussions with Utility Companies to ensure utilities are available and to set up future site services.
+ Assist in project management tasks such as scheduling, tracking milestones, and maintaining project timelines.
+ Compile regular reports on the progress of development projects, providing updates on timelines, issues, and milestones.
+ Respond effectively to sensitive inquiries.
+ Other duties as assigned.

Qualifications:
+ Currently enrolled to obtain a degree in Civil Engineering, Environmental Science, Urban Planning, or a related field
+ Excellent written and verbal communication skills, with the ability to interact effectively with colleagues, clients, and vendors.
+ Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint); knowledge of AutoCAD, Civil 3D, or GIS is a plus.
+ Willing to dive in, proactively ask for new things you can help with, desire to learn and ambition to excel.
+ Strong attention to detail.
+ Strong organizational and time management skills with the ability to prioritize in a changing work environment.
Work Conditions & Pay:
This is a remote based role with recurring travel to project locations. Multi-shift work may be required to accomplish work in active retail locations to meet aggressive schedules. Travel required (10-50%) on an as needed basis up to and including weekly site visits.
The anticipated compensation range for the position is an hourly rate of $19 - $21 based on a full-time schedule, market and business conditions, and is commensurate on individual education, qualifications, and experience.
