The Lead Engineer is responsible for ensuring the efficient operation, maintenance, and reliability of all mechanical, electrical, and plumbing (MEP) systems across assigned properties. This role supports the Lead Engineer in planning, implementing, and supervising engineering programs, including preventive and corrective maintenance, energy management, and staff development. In buildings without an on-site Chief Engineer, the Lead Engineer may serve as the lead engineer and oversee maintenance personnel, depending on the property's size and complexity.The position requires hands-on operational duties, including rounds, assessments, and repairs, while maintaining a clean and safe working environment. The Lead Engineer is expected to uphold the highest ethical standards and deliver exceptional customer service in alignment with company values, policies, and client expectations. This role may also include performing Watch Activity and limited administrative responsibilities to support engineering operations.
Job Description
Supervise maintenance staff and assign tasks in the absence of the Assistant Chief Engineer.Perform hands-on maintenance and troubleshooting of HVAC, plumbing, and electrical systems.Conduct regular inspections of mechanical equipment rooms and building systems.Implement and improve preventive maintenance programs and safety procedures.Coordinate maintenance efforts with contractors and vendors.Maintain accurate engineering reports, equipment manuals, and as-built drawings.Ensure compliance with applicable codes, regulations, and company policies.Respond promptly to emergency situations and tenant concerns.Maintain ongoing communication with tenants, property management, and vendors.Ensure mechanical rooms and equipment are properly labeled, clean, and safe.Participate in staff performance reviews and training initiatives.Administer inventory control systems and ensure proper documentation.Remain proficient in C&W Engineering Standards and operational aspects of building systems.Complete all mandatory compliance training and ensure staff participation.Key Competencies

This role operates in a professional office and property environment, requiring travel between sites and exposure to varying weather conditions. Use of standard office and maintenance equipment is routine.
