Lead HVAC Technician
**Job Title** Lead HVAC Technician **Job Description Summary** Job Description Summary The Lead Technician reports to the Facilities Supervisor of the site. Responsibilities include, but are not limited to, supervision of all Electrical, Mechanical maintenance and repair of facilities and equipment. Oversight of on staff maintenance tradespersons and all contracted vendors. Ensure prompt completion of work orders. Coordinate the daily work load of the Maintenance department tradespersons, coordinate emergency repairs as required, conduct quality assurance checks and oversee the materials inventory. Responsibilities also include assisting (working side by side) all general tradespersons when needed (i.e. backup on calls, emergencies, shift coverage, etc.). This is a HANDS-ON, working supervisory position. This is a 24/7 facility; therefore the successful candidate will be expected to respond to any and all emergency calls. • Justification Justification The Lead Technician reports to the Facilities Supervisor of the site. This is a 24/7 facility; therefore the successful candidate will be expected to respond to any and all emergency calls. **Job Description** **Core Job Functions** **:** + Customer service- maintain effective ongoing customer relations + Supervision of maintenance tradespersons and contractors engaged in all aspects of electrical, mechanical maintenance. Plans, lays out, and assigns duties to subordinates. Checks periodically to assure established specifications and safety standards are met. Prepares work reports concerning types of repairs made, materials used, and cost of completed work assignments. Purchase parts, tools, and supplies. Maintains inventory of materials and equipment. Advise Facilities Manager of Physical Plant with technical issues pertaining to installation, modification and repair of electrical, mechanical systems and infrastructure. Determines procedures for maintenance, installation, modification and repair of electrical, mechanical equipment. Provides oversight of all contractors on site. + Assist in providing recommendations for yearly capital improvement projects + Assist with managing and overseeing snow removal contractors for facility. + Oversee buildings Energy management system – temp settings, scheduling, troubleshooting, etc. + Coordinates shutdowns for utilities systems for repair and/or construction with facilities staff and contractors as needed. + Validate and determine level of impact of shutdowns by identifying systems and areas impacted. Develop plans for minimizing the impact wherever and whenever possible and identify the resources and cost required for that mitigation. + Develop protocols for the individual shutdowns as they are scheduled with timelines, impact points and contacts identified. + **Emergency response** - including off hours to facilitate repairs or make safe situations in the event of leaks, storms / storm damage, mechanical failures, etc. **Customer Service** + Tour buildings daily and meet with customers on a regular basis- ensure quality assurance of completed work orders. + Follow up with customers on an as needed basis (i.e. repeat calls). + Incorporate a “Total Call” approach to all work orders – following entire service call from inception to completion, including spot checking actual work and speaking with requestor/customer. + Staying involved/keeping track with daily events on sites schedule. **Supervision** + Oversee the Safety of department personnel and contractors working onsite. + Supervise all outside service contractors who perform routine maintenance/repairs and projects onsite. + Facilitate and monitor the completion of all trades work orders, working closely with the Facilities Manager to ensure all work is completed in a timely manner. + Continue to foster and create a team atmosphere. + Assist as needed in completing work orders- this would include performing the tasks of any tradesman. + Assist in time card keeping of all C&W employees on site. **Other responsibilities include the following** : + Oversee the storage and disposal of all hazardous materials (lights, ballasts, etc) resulting from work under functional area of responsibility. + Assist in the management of all Environmental Health and Safety issues, including managing refrigerant inventory and usage, Emergency Generator reports, Lock Out/Tag Out, spill containment, etc. + Participate in weekly safety meetings and ongoing safety training. **Qualifications:** + High School Diploma or equivalent + Graduate of a technical or trade school + Must possess a valid MA Journeyman Electricians License or MA Refrigeration Technician license + Should have a minimum of 10 years experience in the field (institutional or office campus setting preferred). + Should have at least 2 years of supervisory experience + Experience with Johnson Controls Metasys a plus + Demonstrated analytical and troubleshooting ability, superior organization skills and effective written and oral communication skills are essential. + Candidate must be computer literate and proficient with Microsoft Office programs + Considerable knowledge of building maintenance and construction practices and methods. + Ability to read and interpret MEP plans, sketches, and detailed drawings.
