Lead Mechanic Technician

 

The candidate is responsible for planning, organizing, scheduling, and providing support for the daily maintenance operations of HVAC, requirements supporting all systems and government property.

 

DESCRIPTION OF RESPONSIBILITIES:

Oversees the Performing of daily operational checks of all HVAC and specialty systems and equipment for all buildings on site by other HVAC Technicians.

Respond to all HVAC equipment, controls and systems related troubles and alarms.

Keeps the PM and Facilities Supervisor apprised of unique situations and problems encountered.

Works closely with the Facility Supervisor/Production Controller to insure preventive and corrective maintenance related work orders are completed in a timely manner.

Works closely with the Facilities Supervisor/Production Coordinator and Program Manager to help resolve problems which are unique or require additional resources to complete.

Mentors other junior HVAC Technicians.

Services and operates all types of residential, commercial, and industrial air conditioning and refrigeration equipment, climate-controlled automation systems, energy management control systems and program control systems.

Installs and maintains a variety of mechanical and electrical components including chillers, ice machines, compressors, motors, heaters, pumps, fans, ducts, pipes, evaporators, condensing units, switches, thermostats etc.

Receives and evaluates work orders and requests.

Monitor all inspection and HVAC testing equipment and PPE to ensure current certifications and calibrations are current. Make recommendations to Safety Specialist when calibrations are needed and required by the manufacturer. 

Write up HVAC evaluations and assessments as required.

Works closely with the PM and Facilities Supervisor/Production Controller in ensuring the proper execution and completion of facilities related projects and equipment and system repairs as required. 

Works closely with the PM and Facilities Supervisor/production Controller to ensure the proper installation of new equipment and systems as required. 

Inspect and maintain all required electrical PPE daily. Report all discrepancies to Safety Specialist immediately in writing. 

Identify unsafe working conditions and work practices and report to Safety Specialist immediately in writing. 

Works closely with the Facilities Supervisor/Production Controller investigating work requests or problems where appropriate and establishes priorities.

Works closely with the PM and Facilities Supervisor/production Controller managing the work of outside contractors to ensure all work meets applicable codes.

Originates necessary documents, forms, reports, etc. and queries various computer work systems to extract information concerning project materials, or services.

Coordinates with other technical personnel in the identification of materials, parts assemblies, and requirements for a variety of requisitions.

Troubleshoots, install, tests, repairs, modify, relocates, maintains, and calibrates refrigeration equipment, air conditioning equipment, pneumatics controls and auxiliary equipment such as drinking fountains, exhaust fans, supply fans and smoke purge fans etc.

Interpret diagrams, drawings, technical manuals, and other instructions for air conditioning equipment, building plans, blueprints, wiring diagrams, and engineering drawings and use trade formulas.

Maintain and troubleshoot a variety of complex HVAC systems and equipment such as computer room Liebert units, small standalone Heat Pumps in communication closets, make-up air units and RCU’s for cleanroom environments and other HVAC equipment.

Perform complex troubleshooting and calibrations on all types of AHU controls and components.

Proficient at interpreting and understanding sequences of operations and how they relate to AHU operations and make changes as required.

Inspects and diagnoses problems to determine necessary corrective repairs.

Tests, repairs, modifies, calculates, operates, maintains, overhauls, and calibrates small to large HVAC units.

Troubleshoots, installs, tests, repairs, modify, relocates, maintains, and calibrates refrigeration equipment, air conditioning equipment, pneumatics and DDC controls.

Proficient at interpreting diagrams, drawings, technical manuals, and other instructions for air conditioning equipment, building plans, blueprints, wiring diagrams, and engineering drawings and use trade formulas.

Maintain and troubleshoot a variety of complex HVAC systems and equipment in support of Laboratory and other specialized HVAC equipment.

Use tools and equipment to include but not limited to, measuring tapes, grinders, power tools, cutters, pipe wrenches, volt, amp, ohm meters, thermometers, torches, computers, manometers, airflow measuring equipment, vacuum pumps and various hand tools used in the HVAC trades. 

Establish and document a formal inventory system for all HVAC critical spares and related spare parts.

Ensure proper housekeeping practices are strictly observed.

Assist in general cleaning of mechanical spaces and equipment required and as requested by management. 

Assists other trades as required to accomplish maintenance activities.

Complete required monthly safety and equipment training.

Inspect and maintain all required PPE daily.

Complete assigned inventories as required.

Complete all online training as required.

Other duties as assigned by Facilities Supervisor and Program Manager.

 

REQUIRED DEGREE/EDUCATION/CERTIFICATION:

OSHA 10 certification.

Possess and maintain a “Universal” level or above in CFC refrigerant certification which must be always carried while performing the job.

 

REQUIRED SKILLS AND EXPERIENCE:

Five (5) years of industrial and commercial experience working within the HVAC trades.

Experience working on HVAC equipment that utilizes VAV boxes, pneumatic and DDC controls.

Experience understanding and interpreting sequences of operations for air handling equipment.

Superior troubleshooting skills.

Superior analytical skills.

Superior communication skills.

Working knowledge of Microsoft Office programs including Word, Excel.

 

DESIRED SKILLS AND EXPERIENCE:

Seven (7) years of industrial and commercial experience working within the HVAC trades.

Experience working in and around laboratory environments, fume hoods, lab benches etc.

 

ADDITIONAL REQUIREMENTS:

Must pass an annual “Fit for Duty” physical and meet all the necessary medical requirements to wear all types of respirators and perform the physical requirements of the job.

Must pass the required respirator fit test and maintain the requirement.

Must be physically able to climb all types of ladders, a-frame, vertical, extension etc.

Must be physically able to climb up on and maneuver on raised walkways and platforms with limited access.

Must be able to work in various types of confined spaces.

 

ENVIROMENTAL FACTORS/PHYSICAL EFFORT:

Environmental Factors: Works in indoor and outdoor environments that contain excessive heat, cold and humidity, excessive dampness, electrical energy, dust, fumes, solvents grease, oils, moving machinery with moving parts, moving object or vehicles and slippery or uneven surfaces.

Physical Effort: Works from ground level, ladders, and platforms on equipment and systems where parts are hard-to-reach. Frequently lifts parts and equipment weighing up to fifty pounds and occasionally over fifty pounds. Standing, stooping, bending, kneeling, climbing and stretching for prolonged periods will be necessary.

 

REQUIRED CITIZENSHIP AND CLEARANCE:

Must be a U.S. Citizen. 

Ability to obtain and maintain a Secret security clearance.
