Lease Specialist, Associate
UPMC Corporate is hiring a Lease Specialist to join our team! The position will work Monday through Friday during standard business hours. This position will be located at the US Steel Tower with the ability to work from home two days per week. The position will require some travel to other off site locations as needed. Responsibilities: + Performs in accordance with system-wide competencies/behaviors. + Performs other duties as assigned. + Begin the introduction to the new site selection process by participating in broker selection process and site tours with physicians, administrators and landlords. Observes the site comparison process, evaluation of layouts, construction requirements and costs, determination of fair market value of space, and the negotiation of lease rates, terms and letters of intent. + Begin the introduction to the physician real estate acquisitions by participating in site tours, evaluation of existing leases, draft assignments, evaluation of fair market value and lease negotiation. + Begin the process of drafting and editing leases, lease amendments, and other documents using standard forms in a timely manner. + Enter lease abstract and final information into the real estate database. + Familiarize yourself with proposed documents to include various types of leases to include internal lease documents, timeshares, subleases, third party, retail and residential leases currently used. + Prepare and distribute reports, basic spreadsheets, memorandums and lease documents. + Get familiar with real estate software and the processing of leases. + Familiarize yourself with your allocated real estate portfolio, tour properties, meet key associated individuals with all real estate under your control. + Maintain current, efficient, and accurate filing systems for easy retrieval and tracking of lease documents. + Prepare lease abstract narratives from lease agreement documents. + Meet weekly with your manager and prepare agenda of activity for your region for discussion. + Prepare weekly update reports for all hospital leadership. + Work on monthly hospital presentations, agenda and recommendations of real estate lease activity, renewals and new physician acquisitions as related. + Utilize queries to extract information from the real estate database. + Begin the introduction of the tenant improvement process by participating in meetings with landlord, user group and architect to match tenant needs with space and prepare a draft layout. + Observes the lease negotiation process. + Attends weekly construction meetings during project. + Obtains reimbursement from landlord as required and commence rent payments/reimbursement for construction to/from landlord. + Bachelor's degree in a business related field with 1 year of experience preferred or Highschool Diploma and 4 years of relevant real estate experience required. + Solid understanding of lease terminology and the ability to read and interpret legal documents. + Proficiency in Microsoft Office (Word, Excel) Strong financial and analytical skills. + Ability to understand and interpret data. + Excellent verbal and written communication skills. + Ability to multitask, work successfully under pressure and effectively manage time and workload. + Ability to maintain confidentiality, effectively respond to changing circumstances, and escalate work issues appropriately. + Job requires travel Licenses and Clearances + Act 34 **UPMC is an Equal Opportunity Employer/Disability/Veteran**
