Description We are offering an exciting opportunity for a Leasing Specialist for our client's team in the Lawrenceville, New Jersey area. As a Leasing Specialist, you will play a vital role in managing lease agreements, maintaining expense records, and responding to account inquiries. Responsibilities: + Review Lease Agreements: Identify clauses in leases that affect CAM expenses, like inclusions/exclusions, expense escalations, and capital expense pass-throughs. + Create Recovery Profiles: For each property/tenant, you’ll build and maintain profiles to ensure that expenses are being allocated correctly according to their lease terms. + Scrutinize Ledgers: Regularly examine property expense general ledgers to make sure only allowable expenses are included and non-allowable ones are excluded. + Maintain Expense Pools: Set up and manage expense pools that capture all recoverable expenses for each property. + Reconciliation: At year-end, you'll generate CAM reconciliation bills or refunds based on actual expenses and compare them to the estimates provided to tenants earlier in the year. + Respond to Inquiries: You'll need to be able to provide tenants with backup and explanations of CAM costs if they ask or if an audit takes place. + Estimate Future CAM Expenses: Using historical data, you'll project future CAM costs so that you can provide tenants with accurate billing schedules for the upcoming year. Requirements • Proven experience as a Leasing Consultant or similar role within the Real Estate industry • Comprehensive knowledge of Lease Agreements and their execution • Ability to handle Account Inquiries with professionalism and accuracy • Excellent negotiation skills, with the ability to optimize lease terms for both clients and company • Strong communication and interpersonal abilities to build rapport with potential tenants • Proficiency in utilizing real estate management software • Solid understanding of real estate laws and regulations related to property leasing • Ability to effectively handle multiple tasks and projects simultaneously Robert Half is the world’s first and largest specialized talent solutions firm that connects highly qualified job seekers to opportunities at great companies.
