The Lodging General Manager (LGM) is responsible for the management, administration, technical and professional direction of the Lodging business operation in accordance with Air Force Standards. The Lodging activity includes Lodging Services, Housekeeping, Maintenance, and Linen Exchange departments that are either local or geographically separated on base and have a large, diverse staff. Each department consists of multiple desks that are full-time or near full-time operations. Maintenance services include repair and maintenance of fitness equipment, washer & dryers, cooling units, small appliances, bicycles/bicycle racks and arcade games. The LGM exercises managerial authority to set long-range plans, goals, and objectives that integrate higher headquarters policies with local installation and squadron needs. The LGM reports to the Site Manager and may supervise the following position(s): Lead Maintenance Technician, Housekeeping Manager, Lead Lodging Specialist, Front Desk Operations Clerk(s), MWR Specialist(s), Maintenance Technician(s) and Linen Exchange Clerk(s). Position is located on Ascension Island. Responsibilities Major Job Activities: Responsible for the management, execution, and personnel supervision of Lodging, Maintenance, Housekeeping, and Linen Exchange departments according to the performance work statement. Responsible for communicating and upholding company standards, leading by example, working as a team and providing clean, safe, friendly and efficient facilities. Prepares reports, enforces safety and performance standards. Repair work on fitness equipment, bicycles, bicycle racks, popcorn machines, arcade machines, microwaves, refrigerators, washer and dryers and open face coolers, etc. Responsible for the maintenance and condition of all equipment and facilities. Ensure life expectancies for equipment items are documented in detail (5-year plan) and plan for replacements well before equipment is exhausted to minimize interruption of service. Shall be responsible for newspaper delivery in accordance with the performance work statement. Shall establish and maintain appropriate inventory levels and prepare necessary documentation for purchase requests. Shall answer customer feedback in various forms and address comments in a timely, professional manner. Responsible for maintaining a safe, clean, sanitary, healthy, presentable, professional atmosphere, free of dust, clutter and trash in all working facilities and areas. Responsible for following and maintaining a comprehensive, flexible, and properly documented training program. Responsible for proper utilization and safeguarding of all government and contractor provided property (e.g., to include government facilities, equipment and tools). Shall perform as supplemental personnel as needed for all Installation Service functional areas. Responsible for precise execution of company time reporting procedures and accurate completion of timesheet. Performs other duties as assigned. Material & Equipment Directly Used: This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Lodging database software and cleaning supplies. Mechanic’s tool kit, various hand, and power tools. May be exposed to potentially hazardous conditions that require wear of hard hats, gloves, steel toed boots, hearing protection, safety glasses and other personal protection equipment (PPE); may be required to push, pull, and lift heavy equipment. Use of portable radios or cell phones to maintain contact and accountability of work activities. Must be skilled with Microsoft programs such as Excel, Word, Power Point and Outlook. Working Environment: The worker is subject to both environmental conditions. Activities occur inside and outside. The worker is subject to hazards. Includes a variety of physical conditions, such as proximity to moving mechanical parts, moving vehicles, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals. Able and willing to work periods of long hours to meet mission requirements Physical Activities: Stooping. Bending body downward and forward by bending spine at the waist. This factor is important if it occurs to a considerable degree and requires full motion of the lower extremities and back muscles Reaching. Extending hand(s) and arm(s) in any direction. Standing. Particularly for sustained periods of time Walking. Moving about on foot to accomplish tasks, particularly for long distances or moving from one work site to another. Qualifications Experience / Skills: Minimum of five (5) years’ experience in supervising and managing DoD lodging or eight (8) years of comparable commercial experience. Must have a minimum of (7) years’ experience that shows progressively responsible administrative, technical, professional, or other work which has provided a knowledge of executive management principles and practices, and progressively responsible experience in a Lodging operation in a military or commercial environment. Military experience in a contingency environment and knowledge and experience working with government contracts preferred. This responsibility must have included operations encompassing economic soundness of program operations, accounting and supply procedures, facility management and renovation, and staff management and supervision.
